Developer adds affordable housing to advance condo project in Jupiter

Spear Group revised its proposal to include seven residential units with prices starting at $152,000 in a development with 32 condos priced at $1.3 million each

Fort Lauderdale-based real estate development firm Spear Group added affordable housing to a proposed waterfront condominium to win approval of the project from town officials in Jupiter. The town’s planning and zoning commission is scheduled to vote Tuesday on the proposed $40 million development, called Fisherman’s Wharf.

The town’s planning and zoning staff has recommended denial of the proposal to build Fisherman’s Wharf. Two of the proposed condo buildings would be six stories tall and one would be approximately 64 feet tall, well above Jupiter’s limit of 40 feet. The 32 condo units would be priced at $1.3 million each.

Spear Group has revised its proposed development to include a fourth building with seven affordable housing units. The seven units would be priced from $152,000 to $195,000 and would include three townhouses and four so-called “live/work” units with second-floor residences atop first-floor commercial space. The trio of condo buildings would be gated and the affordable housing building would not.

Fisherman’s Wharf also would include a 2,400-square-foot clubhouse, a private dock, and 74 underground parking spaces. Fisherman’s Wharf would be located across the Intracoastal Waterway from Harbourside Place, a retail center at 200 North U.S. Highway 1 in Jupiter. [Palm Beach Post] – Mike Seemuth
