Developer Dan Deitchman buys oceanfront lot in Fort Lauderdale Beach

Deitchman is a co-partner on two newly proposed projects in Oakland Park

Developer Dan Deitchman just bought an oceanfront lot in Fort Lauderdale Beach as part of a $6.9 million off-market deal.

The trade for the 20,480-square-foot residential property at 2300 North Atlantic Boulevard breaks down to about $340 per square foot. Records show attorney Shane Kelley sold the lot on behalf of the estate of the late Irwin Berliner.

The property last sold for $1.18 million in 1989. Records show the site previously held a four-bedroom, 7,080-square-foot home.

Deitchman heads Brickbox Enterprises and is partnering with investor Amos Chess on several new mixed-use projects that, if approved, would add more than 400 rental units along North Federal Highway in Oakland Park. The real estate firm renovates historic and distressed properties. According to its website, it recently moved its Pennsylvania office to Fort Lauderdale.

Deitchman was not immediately available to comment on plans for the home site.

Among his projects in Oakland Park is O2, a new mid-rise apartment building with ground-floor commercial space that will replace two former strip clubs. The development at 3339-3347 North Federal Highway will have 165 units totaling 119,000 square feet and another 31,795 square feet of retail.

Chess and Deitchman also want to develop Round Corner, a mixed-use project that would wrap around the historic Kennan Building at 3101 and 3201 North Federal Highway. The developers want to build a new 274-unit apartment building that would include micro units, 20,100 square feet of commercial space and parking garages. The Kennan building would also be renovated.
