In September, BHS Miami launched its commercial division, led by managing director Jeff Cohen, to focus on development sites, office and retail sales. Gutman said the new partnership was prompted by clients “coming to us directly looking for food and beverage opportunities.”

Bendersky and BHS are working for developer Alex Karakhanian of Lndmrk Development. They have the listing for restaurant space at 6928 Biscayne Boulevard. The newly redeveloped 4,700-square-foot space, with mezzanine and outdoor seating, is asking $50 per square foot, triple net.

Bendersky, a former Whitehall Realty Advisors agent, created his brokerage last year to focus on leasing and advising food and beverage, nightclub and hotel tenants. His recent deals include El Bagel and Oh My Gosh Brigadeiros’ leases at Karakhanian’s 6910 Biscayne Boulevard; and leases for Inaru Sushi and a pizza concept from Stanzione 87 at X Miami at 230 Northeast Fourth Street. Other residential brokerages like One Sotheby’s International Realty and Douglas Elliman have also expanded or created commercial divisions in recent years.
