After listing an 8-acre assemblage in exclusive Indian Creek Village for $150 million, Julio Iglesias is changing his strategy.

The Spanish award-winning singer and songwriter (and father to Enrique Iglesias) is listing the lot at 4 Indian Creek for $31.8 million, his listing agent announced on Friday. Iglesis put lots 4, 5, 6 and 7 in Indian Creek on the market in 2017  for $18.75 million per acre, or $470 per square foot. Together they totaled about 800 feet of water frontage on the west side of the island fronting Biscayne Bay.

Jill Eber of The Jills Zeder Group at Coldwell Banker is listing lot 4, a 2-acre property with 200 feet of water frontage. It’s asking nearly $400 per square foot now.

Iglesias originally assembled the properties to build houses for his children. He has nine kids.

Indian Creek, with about 40 properties, is home to some of the wealthiest people in the country, including activist investor Carl Icahn, car dealership mogul Norman Braman, and developers Jackie Soffer and Jeffrey Soffer.

About three years ago, Jackie Soffer listed her waterfront home at 26 Indian Creek Island Road for $29.5 million, though that property was later taken off the market.
