BySabri Group, a Turkish entertainment company, paid $8.5 million for a commercial space at 801 Brickell Bay Drive, where it plans to open a lounge.

Black Lion Investment Group of Beverly Hills sold the 6,900-square-foot space on the ground floor and mezzanine level of the Four Ambassadors building for $1,232 per square foot. The unit is part of a larger 13,437-square-foot Brickell Bay Boardwalk project that Black Lion is redeveloping, according to brokers Fabio and Sebastian Faerman. The father-and-son duo, of Fortune International Realty’s FA Commercial, represented the seller, led by Robert Rivani of Black Lion.

Black Lion is converting the former storage and office space into a waterfront retail and restaurant project.

BySabri, led by Sabri Celebi, has restaurants, nightclubs and other entertainment concepts in Istanbul. It expanded to Dubai in 2017 with a BySabri restaurant. It’s planning to open a BySabri Group VIP lounge in the corner retail space the company purchased as part of the Brickell Bay Boardwalk.

Black Lion bought the commercial units in 2016 for more than $10 million, according to property records. Former tenants include Brazilian eatery Porcao.

FA Commercial is marketing other pieces of the Brickell Bay Boardwalk for sale or lease, Fabio Faerman said. The waterfront boardwalk offers views of the Mandarin Oriental hotel on Brickell Key. It will also be accessible by boat.

New restaurants in the area include Hutong, which opened in a 5,179-square-foot space at 600 Brickell Avenue in November.

In 2018, Nusret Gökçe of Turkey, known as “Salt Bae,” opened his first U.S. restaurant at 999 Brickell Avenue.
