Consulate General of Barbados, Empirex Capital I Ofizzina in Coral Gables

The Consulate General of Barbados and New York-based investment firm Empirex Capital leased space at the Ofizzina office tower in Coral Gables.

The consulate inked a 9,511-square-foot lease for the entire 13th floor at the 16-story tower, and Empirex took out a 2,219-square-foot space, according to a news release from the building’s owners.

Both tenants are relocating, as the consulate is moving from its current office at 2121 Ponce de Leon Boulevard, also in Coral Gables, later this year, and Empirex is moving from Miami’s Brickell.

Empirex focuses on crypto-asset management, according to the release.

Gordon Messinger of CBRE represented Ofizzina’s owners, TSG and BF Group, which jointly developed the tower at 1200 Ponce de Leon Boulevard.

Clay Sidner of Newmark represented the consulate, and Luciana Carvalho of Carvalho Commercial Real Estate represented Empirex.

TSG and BF Group completed the nearly 100,000-square-foot Ofizzina in 2019.

Reload Floating Energy I Cypress Pointe Distribution Center

Floating dock manufacturer Reload Floating Energy took space at the Cypress Pointe Distribution Center, bringing the newly built Pompano Beach industrial facility to full occupancy.

Reload Floating leased 66,756 square feet where it will store, manufacture and distribute products by its affiliate, AccuSolar, according to the landlord’s brokers.

Chris Metzger and Rick Etner Jr. were part of the Cushman & Wakefield team that represented Cypress Pointe developer, owner and manager Link Logistics. Jonathan Thiel and Keith Graves of Berger Commercial Realty/Corfac International represented the tenant.

Reload Floating is a subsidiary of Pompano Beach-based AccuDock, which manufactures floating docks for residential and commercial real estate.

New York-based Link Logistics, led by Luke Petherbridge, completed the 153,496-square-foot Cypress Pointe on 9.2 acres at 1800 Southwest 13th Court in 2021. The facility has 32-foot clear ceiling heights, 40 dock-high doors, two drive-in doors, 54-foot by 193-foot bay sizes, 54-foot by 44.5-foot column spacing, a 120-foot truck court, LED lighting and an Early Suppression, Fast Response fire safety system, the release says.

The deal comes on the heels of Asian food distributor JFC International leasing roughly 85,000 square feet at Cypress Pointe last year. JFC, a subsidiary of Kikkoman Corporation, is relocating from 1728 Park Central Boulevard South, also in Pompano Beach, according to a news release from CBRE, which brokered that deal on behalf of JFC.

Tom O’Loughlin and Larry Genet of CBRE represented JFC, and Cushner’s Metzger and Etner again represented Link.

TMC Engine Center I Medley Industrial Park

Aircraft repair and maintenance company TMC Engine Center renewed its lease at a Medley industrial park at 8545 Northwest 79th Avenue.

TMC Engine, a family owned and run company that focuses on engine overhaul and repair station service, inked a five-year, 38,900-square-foot renewal, according to a news release from Transwestern Real Estate Services, which represented the tenant.

Carlos Gaviria led the Transwestern team, which included Walter Byrd, in the lease negotiation. Vivo Group represented the landlord, Lucky Industrial Park.

Lucky Industrial is an affiliate of Opa-locka-based Holland Industrial Group, a buyer and seller of production equipment and industrial real estate, state corporate records show.

TMC Engine relocated to the Medley industrial park in 2017, which at the time marked a 10 percent increase from its previous space at 7905 Northwest 77th Avenue.

Fuse Specialty Appliances I Hillsboro Technology Center in Deerfield Beach

Residential appliance supplier Fuse Specialty Appliances expanded its footprint at the Hillsboro Technology Center in Deerfield Beach.

Fuse leased 51,837 square feet in the newly constructed Building H, relocating from its previous 18,650-square-foot space in Building F, according to a news release from the property’s developers.

Fuse, which has showrooms throughout South Florida and in Naples, supplies and distributes kitchen and laundry appliances, and outdoor cabinetry.

Bristol Group and Butters Realty & Management developed the multi-building industrial facility on 75 acres at the northeast corner of I-95 and Hillsboro Boulevard. They completed the 152,747-square-foot Building H in December with 210-foot bay depth and an average of 34-foot clear heights. The building is 34 percent leased.

They also completed the 144,168-square-foot Building G in December. It is 75 percent leased.

JANUS et Cie I Giralda Place in Coral Gables

Outdoor furnishing provider JANUS et Cie opened a showroom at Giralda Place in Coral Gables, bringing the retail portion at the mixed-use condo to full occupancy.

JANUS inked a 10-year, nearly 5,000-square-foot lease for a showroom that will anchor the retail at the building at 275 Giralda Avenue, according to a news release from Giralda Place.

The company has 17 showrooms across North America, Australia, and Europe.

John Ellis of Newmark handled the lease on behalf of both sides.
