Coral Rock to redevelop Allapattah library into $75M mixed-use project

Coral Gables-based firm plans 200 affordable and workforce apartments and a new library on 1.3-acre site

Coral Rock Development is planning Dulce Vida, a $75 million mixed-use project on the site of a library in Miami’s Allapattah neighborhood.

The Coral Gables-based firm reached an agreement with the city of Miami to purchase the 1.3-acre property at 1785 Northwest 35th Street, according to a press release. Coral Rock and its partner, Allapattah-based Miami Bethany Community Services, are planning an eight-story building with 200 affordable and workforce housing apartments and a new library on the ground-floor. 

Designed by Miami-based Behar Font & Partners, Dulce Vida will have 85 affordable housing units, and the remainder will be workforce housing apartments, the release states. Asking rents will start at $1,084 for studios, $1,161 for one-bedroom units and $1,393 for two-bedroom apartments. The rental rates include utilities, the release states. 

Coral Rock anticipates breaking ground in the third quarter of next year, and completing Dulce Vida in 2025. During the construction phase, the existing Allapattah library will temporarily relocate to a nearby property.

Led by principals Stephen Blumenthal, David Brown, Victor Brown and Michael Wohl, Coral Rock focuses on developing multifamily and mixed-use workforce and affordable housing projects. 

In February, Florida City approved Coral Rock’s planned Card Sound Key Apartments, a project consisting of six four-story buildings with 342 units on 13 acres at the southwest corner of Krome Avenue and South Dixie Highway. Coral Rock expects to break ground on Card Sound Key Apartments next year. 

In North Miami, Coral Rock is proposing Kayla at Library Place, a 10-story building with 138 apartments with 55 for affordable housing, and the remainder for workforce housing. That project is slated for the city-owned site of the Greater North Miami Chamber of Commerce at 13100 West Dixie Highway. 

And last year, Coral Rock finished Pura Vida Hialeah, a mixed-use complex with 260 rental units and more than 50,000 square feet of commercial space at 2901 to 3099 West 16th Avenue and 1571 West 29th Street in Hialeah.
