Cool-off continues: Palm Beach County condo sales drop in July to $289M

$6M Alina unit took top spot

While the temperature isn’t cooling in Palm Beach County, nearly all of the metrics for condo sales are. Sales volume, total sales, and the sale price range plummeted in July. Price per square foot rose, but barely.

Brokers closed 616 condo sales in Palm Beach County totaling $289 million in July, compared to 822 condo sales totaling $397 million in June, MLS data from Redfin show. July sale prices ranged from $60,000 to $6 million, with a median price of $265,000. The price per square foot ranged from $39 to $2,593, with a median of $243 — only slightly higher than June’s $238.

In June, prices ranged from $62,000 to $8 million, with a median of $280,000. The price per square foot ranged from $64 to $2,449.

July’s priciest sale was Alina Boca Raton unit 417 at 200 Southeast Mizner Boulevard. Rochelle LeCavalier with Douglas Elliman had the listing, and Jeremy Olsher with Compass Florida represented the buyer for the $6 million sale. The condo sold after 68 days on the market at $1,713 per square foot.

That’s $2 million less than June’s top sale, where North Ocean unit 504 at 4001 North Ocean Boulevard in Gulf Stream sold for $8 million.

Bringing up the rear, July’s cheapest sale was a Stratford at Hunters Run unit at 10 Stratford Drive in Boynton Beach. Unit B sold for $60,000 — or $39 per square foot. Elaine Perlmutter and Ann Frances Smith, both with Lang Realty/Delray Beach, had the listing. Michael Biddelman with True Patriot Property Management represented the buyer. The condo spent 181 days on the market.

That sale, too, is less than June’s cheapest. Tiffany Lake unit two at 910 East Tiffany Drive in Mangonia Park closed at $62,258.
