Miami-Dade County condo sales resumed their downward trend last week, erasing gains made the week prior. Total condo sales and dollar volume fell. The price per square foot rose slightly. 

Brokers closed 110 condo sales totaling $69.8 million last week, a far cry from the prior week’s bright numbers, where brokers closed 193 sales totaling $143 million.

Last week, units sold for an average of $634,000, lower than the $740,000 from the week prior. The average price per square foot continued rising, from $537 to $547, according to data from condo.com. Last week, condos closed after an average of 79 days on the market.

For the top 10 sales, prices ranged from $1.6 million to $3.3 million.

Blue Diamond unit PH4201 at 4779 Collins Avenue in Miami Beach maxed out at $3.3 million, or $1,675 per square foot, after 77 days on the market. Claudio Bagliani with Cosmore Florida had the listing, and Michele Redlich with Coldwell Banker Realty represented the buyer.

A condo at Marina Palms Residences snagged second place with a $3 million sale. Unit 905-907 at 17111 Biscayne Boulevard in North Miami Beach closed at $773 per square foot after 259 days on the market. Monica Sarmiento with One Sotheby’s International Realty had the listing, and Lydia Eskenazi, also with One Sotheby’s International Realty, represented the buyer.
