Palm Beach County’s November condo sales volume falls to $299M

Palm Beach County condo sales and dollar volume slid in November.

Brokers closed 581 condo sales totaling $299 million in Palm Beach County in November, compared to 641 condo sales totaling $319 million in October, MLS data from Redfin show.

November sale prices ranged from $55,000 to $18.8 million, with a median price of $260,000. In October, sale prices ranged from $40,000 to $9 million, with a median price of $279,000.

The price per square foot in November ranged from $71 to $2,399, with a median price of $232. In October, the median price per square foot was $239 and ranged from $45 to $2,338.

For the third month in a row, a La Clara condo took the title of priciest trade. Spec developer Todd Glaser bought unit 2601, a penthouse, for $18.8 million — which he already relisted for $28.5 million. Carol Sollak with Engel & Völkers Wellington and Christopher Leavitt with Douglas Elliman (Palm Beach) have the current listing. Glaser’s $18.8 million purchase breaks down to $2,338 per square foot. It sold after 752 days on the market.

On the flip side, a gutted Lake Clarke Gardens condo bottomed out the charts for November. Unit 105 at 2811 Garden Drive South in Lake Worth sold for $55,000 — or $74 per square foot. Sean Murphy with Illustrated Properties had the listing. Diana Rudman, also with Illustrated Properties, represented the buyer. The deal closed after 38 days on the market.
