Top 10 deals last week ranged from $1.3M to $4.3M

Miami-Dade County Condo Sales, Dollar Volume Fell Last Week

Miami-Dade County condo sales, dollar volume, average sale price, and average price per square foot all fell last week.

Brokers closed 110 condo sales totaling $68.7 million from Dec. 3rd to Dec. 9th, down from 122 condo sales totaling $107 million the week prior.

Last week’s units sold for an average of $624,000, lower than the $878,000 from the previous week. The average price per square foot fell to $483 from $570, according to data from condo.com. Condos closed after an average of 64 days on the market.

For the top 10 sales, prices ranged from $1.3 million to $4.3 million. No sales exceeded $5 million in price.

St. Regis Bal Harbour unit 2607, at 9703 Collins Avenue in Bal Harbour, took the top spot with a $4.3 million closing. Darin Tansey and Dustin Nero with Douglas Elliman had the listing. Matias Alem with BRG International represented the buyer. The sale closed after 42 days on the market at $2,025 per square foot.

Hidden Bay unit 3313, at 3370 Hidden Bay Drive in Aventura, closed for the second highest price of $3.5 million — or $858 per square foot — after 212 days on the market. Denise Rubin with Coldwell Banker Realty handled both sides of the deal.
