Miami-Dade County Condo Sales Rose Last Week

Miami-Dade County condo sales rose last week, while total dollar volume and the average sale price fell.

Brokers closed 159 condo sales totaling $93 million from Dec. 10th to Dec. 16th. The previous week, brokers closed 122 condo sales for $107 million.

Last week’s units sold for an average of $625,000, lower than the $878,000 from the previous week. The average price per square foot fell to $500 from $570, according to data from condo.com. Condos closed after an average of 52 days on the market.

For the top 10 sales, prices ranged from $2 million to $4 million. 

Monaco Yacht Club unit 10A at 6800 Indian Creek Drive in Miami Beach took the top spot with a $4 million closing. Belinda Andretti with Fortune International Realty had the listing, and Shilhi Mondejar with Beachfront Realty represented the buyer. The sale closed after 56 days on the market at $1,425 per square foot.

Ocean Colony unit 803, at 16047 Collins Avenue in Sunny Isles Beach, closed for the second highest amount, $3.6 million — or $1,020 per square foot — after 148 days on the market. Richard Toledano with One Sotheby’s International Realty had the listing, and Jesica Perkul with A Simple Real Estate Company represented the buyer.
