Miami-Dade County Condo Sales Fell Last Week

Miami-Dade County condo sales and total dollar volume tumbled just before Christmas. The average price per square foot rose slightly.

Brokers closed 130 condo sales totaling $75 million from Dec. 17th to Dec. 23rd. The previous week, brokers closed 159 condo sales for $93 million.

Last week’s units sold for an average of $577,000, lower than the $625,000 from the previous week. The average price per square foot rose to $504 from $500, according to data from condo.com. Condos closed after an average of 72 days on the market.

For the top 10 sales, prices ranged from $1.4 million to $4.8 million. 

Residences by Armani/Casa unit 3402, at 18975 Collins Avenue in Sunny Isles Beach, took the top spot with a $4.8 million closing. Daniel Tzinker with The Agency Florida handled both sides of the deal. The sale closed after nine days on the market at $1,782 per square foot.

Privé at Island Estates unit 902 at 5000 Island Estates Drive in Aventura closed for the second highest amount, $3 million, or $1,075 per square foot, after one day on the market. Fernanda De La Cruz with DLC Real Estate Development had the listing, and Zachary San Roman with First Service Realty represented the buyer.
