Miami-Dade County Condo Sales Drop Over Christmas

Miami-Dade County condos weren’t in many Christmas stockings. Unit sales and total dollar volume fell drastically over the holiday week. 

Brokers closed 60 condo sales totaling $34.8 million from Dec. 24th to Dec. 30th. The previous week, brokers closed 130 condo sales totaling $75 million.

Last week’s units sold for an average of $580,000, slightly higher than the $577,000 from the previous week. The average price per square foot rose to $519 from $504, according to data from condo.com. Condos closed after an average of 73 days on the market.

For the top 10 sales, prices ranged from $935,000 to $4.7 million. 

Il Villaggio unit 1609, at 1455 Ocean Drive in Miami Beach, took the top spot with a nearly $4.7 million closing. Eloy Carmenate and Mick Duchon with Corcoran had the listing. Lisa Van Wagenen with Brown Harris Stevens represented the buyer. The sale closed after 78 days on the market at $2,067 per square foot.

Icon Brickell unit 2603, at 465 Brickell Avenue in Miami, closed for the second highest amount, $1.2 million, or $914 per square foot, after 84 days on the market. Talita Pinheiro with Compass Florida had the listing. Stephanie Bienstock with Blackbook Properties represented the buyer.
