Jackie Soffer’s Turnberry, Belmont plan Aventura apartments for seniors 

Joint venture scored $64M construction loan last month for 11-story project with 153 units

Turnberry and Belmont Village Senior Living are planning an 11-story senior living project with 153 apartments in Aventura. 

Belmont Village Aventura at 3510 Yacht Club Way will mark the third project in South Florida and the first partnership with Turnberry for the Houston-based senior living developer, a press release states. Last month, A Belmont Village affiliate paid $8 million for the 1.4-acre vacant site from a trust linked to Turnberry, the Aventura-based development firm led by CEO Jackie Soffer, records show. The company is co-developing the building with Turnberry, the release states.

The Belmont Village affiliate also obtained a $64.2 million construction loan from Synovus Bank. The Aventura City Council approved the project last year. 

The joint venture expects to complete Belmont Village Aventura, designed by Coral Gables-based Corwil Architects, in 2026, the release states. The planned building will offer a mix of studio, one- and two-bedroom units, as well as penthouses on the 10th and 11th floors. Tenants will have access to memory care and assisted living services, the release states.

Amenities will include a restaurant, a bistro and rooftop bar, personal temperature-controlled wine storage with semi-private dining, a fitness center, and an outdoor terrace overlooking the water. 

Belmont Village, led by CEO Patricia Will, recently completed a mixed-use project in partnership with Baptist Health South Florida. Belmont Village Coral Gables at 4111 Salzedo Street includes 232 senior living apartments and 18,388 square feet of ground-floor retail and commercial space. Baptist Health paid $37 million for the development site in 2019. 

Belmont Village’s first project in South Florida was in Broward County. The firm developed a 12-story, 204-unit senior housing complex near the Galleria Mall in Fort Lauderdale

Turnberry is among Miami-Dade County’s major developers with more than $10 billion in commercial and residential assets, according to the company’s website. Turnberry owns Town Center Aventura, Residence Inn by Marriott Aventura Mall, Courtyard By Marriott Aventura and a majority stake in Aventura Mall. 

In Miami Beach, Turnberry is teaming up with Coconut Grove-based Terra to develop an 800-key convention center hotel. The Grand Hyatt-branded project is under construction. Turnberry and New York-based LeFrak are also developing SoLé Mia, a 184-acre project in North Miami that will have more than 5,000 apartment and condo units, along with 1 million square feet of retail and commercial space.
