David Martin, partners propose 1,200 resi units in Overtown, luxury condo tower in Midtown Miami

His Terra is working with Mas family on one project, Michael Simkins on other

Developer David Martin is teaming up with partners on two separate projects: a 1,215-unit residential complex in Miami’s Overtown and a 400-unit condo in Midtown Miami. 

The developers will go before the city’s Urban Development Review Board on Wednesday, as will a Canadian firm seeking approval of its proposed residential tower in downtown Miami. 

Martin’s Coconut Grove-based Terra is working with an entity led by the billionaire Más family on the Overtown development. The project is planned for a former Major League Soccer stadium site anchored at 650 Northwest Eighth Street. Terra is the applicant, and an affiliate of Miami Freedom Park is the landowner. 

Inter Miami CF’s ownership group, led by brothers Jorge and Jose Más and which includes former soccer star David Beckham, once sought to develop their MLS stadium complex on the Overtown assemblage. Instead, they are moving forward with plans to build it on the former Melreese golf course site just east of Miami International Airport. 

Coconut Grove-based Arquitectonica, led by Bernardo Fort-Brescia, is designing the 8.4-acre Overtown development. It would include market-rate, workforce and affordable housing, according to a statement from Terra. The project also calls for 15,000 square feet of retail that would be built in three phases. Construction on the first phase could begin next year and would include 537 residential units, likely rentals. 

The developers will be working with the Overtown Community Redevelopment Agency, according to Terra’s statement. 

The plans show buildings of up to 12 stories tall and about 1,800 parking spaces. 

The Más-led Miami Freedom Park LLC finished acquiring land for the stadium in 2019 as a backup to the Melreese site, in case it were to fall through.

Nearby in Midtown Miami, Martin’s firm is partnering with Michael Simkins’ Lion Development Group on a proposed 48-story condo tower at 3501 Northeast First Avenue. Arquitectonica is also designing that project, called Midtown 1, which could include about 28,000 square feet of ground-floor retail, gardens, and a pool deck with an outdoor amphitheater and indoor amenities on the eighth floor, according to the plans. International design firm Yabu Pushelberg is part of the design team. 

The project will also go before the Miami UDRB on Wednesday.

Simkins and Martin’s joint venture paid $40 million for the 1.6-acre site last summer. The building would also have nearly 500 parking spaces, with 438 set aside for the condo component. 

Construction could begin next year, according to Terra.

Martin has been busy. The developer recently entered into a partnership with the Meruelo family to develop the oceanfront site of the historic Deauville Beach Resort in Miami Beach. He was also working on a $500 million buyout of the oceanfront Castle Beach Club condominium in Miami Beach, but that deal expired, and it’s unclear if Terra will move forward with a purchase.

Plans for a third residential project will also go before the UDRB on Wednesday. Blutrich Holdings, led by Gil Blutrich, is proposing a 60-story, 549-unit tower at 130 Southeast First Street in downtown Miami. The Toronto-based company tapped Kobi Karp Architecture & Interior Design to design the building. Called Clear Residences, the high-rise would include 3,600 square feet of commercial space, 157 parking spaces and nearly 40,000 square feet of amenities.
