In Broward County, condo sales dollar volume drops to $320M in May

Top sale was L'Hermitage penthouse, for $3.1M

Broward County’s condo sales have retreated somewhat in the last month, with a closing at L’Hermitage leading the way.

May condo sales totaled $320 million, falling from $338 million in April. Brokers closed 954 sales last month, down from 979 sales in April and 841 in March, Multiple Listing Service data from Redfin show.

May sale prices ranged from $51,000 to $3.1 million, with a median sale price of $240,000. The price per square foot ranged from $72 to $1,277, with a median of $239 per square foot.

In April, sales closed with a median price of $248,000, and $242 per square foot.

A $3.1 million closing at L’Hermitage took the title of priciest sale last month. 3100 North Ocean Boulevard, unit PH2704 in Fort Lauderdale sold for $784 per square foot after 47 days on the market. Matthew Bertanzetti with Florida Luxurious Properties had the listing, and Victor Attias with Galt Ocean Realty represented the buyer.

The sale price was less than April’s priciest sale. Unit S2201 at Auberge Beach Residences sold for $10.1 million. 

In contrast, May’s cheapest sale was a condo at Cypress Tree in Lauderhill. Unit 109 at 2501 Northwest 41st Avenue sold for $51,000 — or $72 per square foot — after 57 days on the market. Scott Fader with Joseph Walter Realty had the listing. Chris Mejia with eXp Realty represented the buyer.
