Season’s over: Palm Beach County condo sales drop in May to $439M 

Number of closings fell to 779 from 838 in April

Marking the end of the season, Palm Beach County’s condo sales and dollar volume dropped in May, with a Bristol unit again topping the charts.

May condo sales totaled $439 million, falling from $489 million in April. Brokers closed 779 sales last month, down from 838 sales in April and 682 in March, Multiple Listing Service data from Redfin show.

May sale prices ranged from $42,500 to $12 million, with a median sale price of $290,000. The price per square foot ranged from $30 to $3,055, with a median of $247 per square foot.

In April, sales closed with a median price of $290,000, and $252 per square foot.

A $12 million closing at the Bristol in West Palm Beach took the title of priciest sale last month. Unit 602 at 1100 South Flagler Drive sold for $2,786 per square foot after 164 days on the market. Margit Brandt with Premier Estate Properties handled both sides of the deal.

The sale price was less than April’s priciest sale. Unit 2302, also at the Bristol, sold for $28 million

In contrast, May’s cheapest sale was at Southport at Hunters Run in Boynton Beach. Unit H at 35 Southport Lane sold for $42,500 — or $30 per square foot — after 51 days on the market. Krystle Rea with RE/MAX Prestige Realty had the listing. Joshua Cohen with Coldwell Banker Realty represented the buyer.
