Lease roundup: Medical spa on tap at River Landing, gym opens at Oasis Hallandale

Famous Footwear, ProsperIV | River Landing Shops & Residences | Miami

River Landing Shops & Residences, one of the largest completed projects on the Miami River, scored two new tenants.

Famous Footwear will open in the third quarter in a 5,100-square-foot space, according to a River Landing news release and a spokesperson. 

ProsperIV, which offers IV therapy, vitamin injections and other health and wellness services, leased 1,000 square feet at River Landing. The medical spa will open on Aug. 1, according to its website. 

The leases bring the retail portion of River Landing to 98 percent leased, the release says. 

Other businesses that have taken space at River Landing Shops include ManCave for Men, which recently opened a 1,200-square-foot barbershop; Miami Optical Boutique, which took 1,200 square feet;  event venue Suite SVN, which took 5,800 square feet; and skin care clinic White Coat Beauty, which took 1,100 square feet. 

Coral Gables-based Urban-X Group, led by Andrew Hellinger and Coralee Penabad, completed the 2.2 million-square-foot River Landing on an 8.1-acre site at 1400 Northwest North River Drive in Miami in 2020. 

The project consists of 346,000 square feet of retail space, 150,000 square feet of offices, 528 apartments with market-rate rents, more than 2,000 parking spaces and a riverwalk. About 75 percent of the office space is occupied, according to the release. 

Oasis Fit | Hallandale Beach 

A new fitness center opened at the Oasis Hallandale mixed-use project. 

Oasis Fit, owned by Gabriela Iadisernia, uses biohacking technology and personalized fitness plans for its members, with its offerings including a cryogenic chamber, an infrared sauna and studio classes, according to the landlord’s news release. 

A group of developers, led by Giuseppe Iadisernia, is developing Oasis Hallandale on 10 acres at 1000 East Hallandale Beach Boulevard in Hallandale Beach. The project will consist of a pair of 25-story condo buildings with 500 units, combined, and 95,000 square feet of recently completed retail and office space. Construction of the first condo tower is underway. 

Other tenants that recently opened at Oasis Hallandale are Oasis Dental and Davinci Cafe, according to the release. The dental office leased 2,500 square feet, according to an Oasis Hallandale spokesperson. The square footage leased by Oasis Fit and Davinci Cafe wasn’t immediately provided. 

Gabriela Iadisernia, who is Giuseppe Iadisernia’s daughter, also is marketing director at Hallandale Beach-based MGM Construction Group, Oasis Hallandale’s general contractor. 

Coolibar | Wynwood

A sun-protective apparel company moved its headquarters from Minneapolis to Miami’s Wynwood

Coolibar, which makes UPF50+, opened at the Wynwood Annex building at 215 Northwest 24th Street, according to the tenant’s LinkedIn. The tenant leased 8,200 square feet on the third floor, where about 45 employees work, a Coolibar spokesperson said. 

San Francisco-based Brick & Timber Collective owns the eight-story Wynwood Annex, after paying $49 million for it in 2022, records show. The sellers, the Pérez family’s Related Group and East End Capital, completed development of the 65,000-square-foot building in 2019. 

Living with Ivey | Miami, Miami Beach 

A holistic health products store opened its first outposts outside of Palm Beach in Miami-Dade County. 

Living with Ivey, founded and led by CEO Ivey Leidy, leased 1,000 square feet at 1784 West Avenue in Miami Beach and also leased 700 square feet at 3444 Main Highway in Miami’s Coconut Grove neighborhood, according to a news release from the brokers. 

Jared Robins and Alexandra Mesa of Inhouse Commercial represented the tenant. 

The Coconut Grove outpost opened, and the Miami Beach store is expected to open by the end of the summer. Living with Ivey, which offers non-toxic body care products, has its Palm Beach store at 139 North County Road. 

Charlotte, North Carolina-based Asana Partners owns the Miami Beach building, according to records. The Coconut Grove building is owned by an entity managed by Peter Gardner, founder and CEO of Miami-based Pointe Group Advisors, and is in the care of Silver Bluff Management. Gardner is now a partner at Longpoint Realty Partners and strategic adviser at Silver Bluff Companies. 

Alo Yoga, Orlebar Brown, more | Town Center at Boca Raton 

Simon Property Group’s Town Center at Boca Raton scored six new tenants.  

Already open are Alo Yoga and Chanel-owned men’s swim shorts brand Orlebar Brown, according to the landlord’s news release. Next, Turkish luxury bags, shoes and accessories designer Serena Uziyel will open this summer at the mall at 6000 Glades Road in Boca Raton

Anthropologie and New York-based ear piercing studio Rowan, founded by Louisa Serene Schneider, will open this fall, according to the release. Peruvian-stye seafood restaurant Cvi.Che 105 will open next year. 

Simon declined to disclose the square footage the tenants leased. 

The leases come on the heels of a slew of new tenant openings at Town Center at Boca Raton, including design house and fashion boutique Aritzia.
