Lease roundup: Venture X co-working on tap in Boca Raton, Brazilian bank opening at 830 Brickell

Venture X | Boca Raton 

Co-working space provider Venture X will open in Boca Raton

Venture X leased 29,000 square feet on the top floor of the Palmetto Central office complex at  1489 and 1499 West Palmetto Park Road, according to a news release from the tenant’s broker. Venture X is expected to move in in the third quarter of next year. 

Derek Baker of Colliers represented Venture X. Joe Freitas and John Criddle of CBRE represented the landlord. 

Grover Corlew, a real estate investment firm that is based at Palmetto Central, owns the office complex. Led by principals Mark Corlew and Anuj Grover, Grover Corlew is working on a $30 million renovation of Palmetto Central, including of the façades, lobbies and corridors, according to the release. 

The building at 1489 West Palmetto Park Road was originally completed in 1986, and the one at 1499 West Palmetto Park Road in 1979, property records show. 

Venture X, a brand of Vast Coworking Group, is in expansion mode in South Florida. In February, Venture X leased 20,300 square feet on the seventh and eighth floors of Fuse Group’s Security Building at 117 Northeast First Avenue in downtown Miami. Venture X has opened this outpost. 

Banco Master | Brickell 

Brazilian bank Banco Master will open at the 830 Brickell office tower that’s under construction. 

The bank leased 26,000 square feet at the 57-story building that’s expected to be completed this fall at 830 Brickell Plaza in Miami. The tenant will pay about $190 per square foot in rent, a record for Florida, according to Bloomberg, which first reported the lease. 

The Real Deal independently confirmed the lease with sources familiar with the deal. 

Vlad Doronin’s OKO Group and Cain International, led by Jonathan Goldstein, are developing 830 Brickell, which will be the first standalone office tower in Brickell in more than a decade. As South Florida became a magnet for new-to-market firms during the past four years, 830 Brickell has been a prime choice for these tenants. Many signed deals at record rents for South Florida. 

Tenants that will open at 830 Brickell include Microsoft, Kirkland & Ellis, Marsh Insurance, Sidley Austin, CI Financial, Thoma Bravo, Santander Bank and A-CAP.  

This month, OKO and Cain scored a $565 million loan to pay off the 830 Brickell construction debt. The deal marked one of the biggest refinancings in South Florida ever. 

Hästens | Aventura 

A luxury bed and mattress manufacturer will open its third Miami-Dade County store in Aventura

Swedish firm Hästens leased 1,800 square feet for a showroom at 19505 Biscayne Boulevard at the Esplanade at Aventura mixed-use development, according to the tenant’s news release. The store will open this year. 

Hästens’ other Miami-Dade outposts are at 112 Northeast 41st Street in the Miami Design District and it also has a reseller at 1030 Southwest Eighth Street in Miami’s Brickell, according to the company’s website. Miami Luxury Beds Group owns all three of the Miami-Dade outposts. 

New York-based Seritage Growth Properties developed the three-story, 215,000-square-foot Esplanade at Aventura on a former Sears store next to Aventura Mall. Esplanade includes office space, including some leased by co-working firm Industrious, as well as retail and dining space. Andrea Olshan is CEO of Seritage.

Tractor Supply Co. | Westlake 

Rural lifestyle retailer Tractor Supply Co. will open next year in Palm Beach County’s Westlake

Tractor Supply will lease the facilities that will be constructed on a 4-acre site at 16830 Persimmon Boulevard, including a 24,000-square-foot main building and a 20,000-square-foot outdoor garden center, according to a news release from Westlake’s master developer. 

Westlake, incorporated in 2016 as Palm Beach County’s newest municipality, is being developed by master developer Minto Communities. Minto sold Tractor Supply’s development site to Daphne, Alabama-based Hix Snedeker Companies, which will build the retail facilities. Tractor Supply will then lease the buildings. 

Westlake, which spans roughly 4,000 acres, is approved for more than 4,000 homes and roughly 2 million square feet of commercial real estate. Construction of the Shoppes of Westlake, consisting of a pair of outdoor shopping centers, is expected to be completed soon.  

Some of the residential communities are completed, with townhouse prices starting in the mid-$300,000 and single-family and estate home prices starting in the mid-$400,000, the release says. 

Tap | Brickell 

Tap, known for its gluten-free menu offering Brazilian superfoods, will open its first outpost outside of New York in Brickell. 

Tap –– which stands for Tapioca Sandwiches, Açaí Bowls and Pão de Queijo –– will open on Friday in a 1,200-square-foot space at 1250 South Miami Avenue in Miami, according to the tenant’s news release. Led by CEO Pedro Uchôa, Tap has three outposts in New York. 

The landlord of the Brickell outpost is Bentley Holdings, according to the tenant’s spokesperson. The entity is managed by investors Avi Dishi, Isaac Amsalem, and Haim and Eric Yehezkel, state corporate records show.

Global Turbine Services | Doral 

An aeronautical engineering and repair firm will move this month into Beacon Industrial Park in Doral

Global Turbine Services leased nearly 78,000 square feet at 10814 Northwest 33rd Street within the industrial park, according to George Pino of State Street Realty, who represented the landlord. The building is now fully leased. 

San Francisco-based real estate investment trust Prologis owns Beacon Industrial Park. The firm paid $28.8 million for it in 1996, according to records. 

Chapman Freeborn | Fort Lauderdale 

A global air charter company moved its Broward County office to Fort Lauderdale

United Kingdom-based Chapman Freeborn leased 2,100 square feet on the ninth floor at the 110 East office tower at 110 East Broward Boulevard, according to the South Florida Business Journal. The office will be Chapman Freeborn’s hub for Southeast U.S., Caribbean and Latin American operations. 

Chapman Freeborn moved out from its previous Broward office at 3250 West Commercial Boulevard in Oakland Park. The company provides air charter solutions for passengers and cargo. 

Pebb Capital, Intalex Capital and CDS International Holdings bought the 24-story 110 East office tower last year for $43 million.
