Broward condo sales drop in July to $261M

Yet, the number of closings rose to 824 from 808 in June

Broward County condo sales dollar volume declined in July, while the number of sales rose.

July condo sales totaled $261 million, falling from $285 million in June. Brokers closed 824 sales last month, up from 808 sales in June, but down from 954 in May, Multiple Listing Service data from Redfin show.

July sale prices ranged from $50,000 to $8.2 million, with a median sale price of $235,000. The price per square foot ranged from $54 to $2,130, with a median of $232 per square foot.

In June, sales closed with a median price of $240,000, and $242 per square foot.

Unit 2001 at Four Seasons Residences in Fort Lauderdale, at 525 North Fort Lauderdale Beach Boulevard, topped July’s charts. It sold for $2,130 per square foot after 651 days on the market. Daniel and Enrique Teixeira, both with Douglas Elliman, had the listing. Nicola Higgins, also with Douglas Elliman, represented the buyer.

The sale price was more than June’s priciest sale. Unit 2501 at Las Olas Beach Club sold for $4.6 million.

Unit 417 at Castle Gardens in Lauderhill, at 4750 Northwest 22nd Court, was at the bottom of the charts last month. The condo traded for $50,000 — or $54 per square foot — after 202 days on the market. Lettely Foster with Compass Florida handled both sides of the deal.
