Surfside spec developers set record with $20M sale of waterfront mansion

Software CEO purchased the 9,600 sf home, which was asking $22.5M

Spec developers Reuven and Iris Herssein sold their waterfront mansion in Surfside for a record $19.8 million, The Real Deal has learned. 

The Hersseins sold the 9,600-square-foot, seven-bedroom, 10-and-a-half-bathroom home at 9208 Bay Drive to AH 9208 Bay Drive LLC, Reuven Herssein said. The company is tied to Atlanta-based software CEO Greg Benoit. Benoit heads the health care workforce management software company called QGenda. 

The sale, which closed on Wednesday, beats Surfside’s previous single-family home price record, set last year with the $15.3 million trade of 1236 Biscaya Drive, which is on Biscaya Island. 

The Hersseins’ property was on the market with Jill and Hillary Hertzberg of the Jills Zeder Group at Coldwell Banker, asking $22.5 million. Danny Hertzberg represented the buyer. 

The Surfside house was completed last year and features a 25-foot waterfall at the entrance, a 40-foot infinity edge pool and outdoor kitchen, a rooftop terrace, marble and wood flooring, a gym with a sauna, a spa, home theater and an office, according to the listing. 

Reuven Herssein said the property is the only one in Surfside with unobstructed bay views. His wife found the lot and designed the home, including the custom millwork and stone elements, Reuven said. He built the property.

The Hersseins paid $2.2 million for the quarter-acre lot in 2021, records show. 

The couple has developed two other waterfront homes in Surfside, including the house down the street at 9408 Bay Drive, which twice set records for single-family home sales in Surfside when it sold for $8.5 million in 2021 and months earlier for $6.9 million. 

“We are currently looking for our next luxury development opportunity,” Herssein said.

On the ocean, condos have traded for higher prices in Surfside and set records for price per foot. Resales of units at the Four Seasons Residences and Hotel at the Surf Club, completed in 2017, hold those records. 

In April, a penthouse at the Surf Club sold for $44 million, or more than $6,000 per square foot, to an entity linked to Apple.
