Miami-Dade County’s average condo sale price surged last week, while the total number of condos sold fell.
Brokers closed 83 condo sales totaling $77.8 million from Oct. 7th to Oct. 14th. The previous week, brokers closed 120 condo sales totaling $75 million.
Last week’s units sold for an average of $937,542, higher than the $625,291 average price from the previous week. The average price per square foot rose to $561 from $501, according to data from Redfin.
For the top 10 sales, prices ranged from $2.1 million to $8.5 million.
Unit 1703N at Grove at Grand Bay, at 2669 South Bayshore Drive in Miami’s Coconut Grove, took the top spot with an $8.5 million closing. The sale closed at $1,585 per square foot after 172 days on the market. Marcello Agostini and Fernanda Souza, both with AG Real Estate Advisors, had the listing. David Cabarrocas and Judith Zeder, both with Coldwell Banker Realty, represented the buyer.
Unit 3001 at Mansions at Acqualina, at 17749 Collins Avenue in Sunny Isles Beach, closed for the second highest amount, $6.9 million, or $1,497 per square foot. Lana Bell with Douglas Elliman had the listing. Sylvia Dilsen with Charles Rutenberg Realty represented the buyer. The sale closed after 272 days on the market.
