Aldi, Ross Lease in Miami; Brickell City Centre Nabs Tenants

Target, Aldi, Burlington, more | Overtown | Miami 

Retailers are starting to open at developer Michael Swerdlow’s Sawyer’s Walk project in Miami’s Overtown

Already open are Target’s 50,000-square-foot store and Burlington’s 38,000-square-foot store, according to the developers’ news release. Next, Aldi will open in a 25,000-square-foot space and Five Below in a 10,000-square-foot space. In March, Ross Dress for Less will open a 26,000-square-foot store. 

Coconut Grove-based Swerdlow Group, Reston, Virginia-based SJM Partners and Miami-based affordable housing developer Alben Duffie completed the 1.5 million-square-foot Sawyer’s Walk on the 3.4-acre site at 249 Northwest Sixth Street this year. 

It consists of a 578-unit apartment building for low-income seniors, 175,000 square feet of retail and a public plaza, according to the release. Shipping company MSC Group paid $67 million for the offices at Sawyer’s Walk, where MSC Cruises will have its North American headquarters.

Anthropologie, 7 For All Mankind, more | Brickell City Centre | Miami

Swire Properties scored nine tenants at Brickell City Centre in Miami’s financial district. 

Already open are Free People activewear brand FP Movement, which leased 2,400 square feet; 7 For All Mankind, which leased 1,900 square feet; and Marc Jacobs, which leased 1,500 square feet, according to a Brickell City Centre spokesperson. 

Also, Anthropologie leased 5,100 square feet; menswear brand John Varvatos leased 2,400 square feet; Lacoste leased 2,400 square feet; and Nespresso leased 2,500 square feet. These tenants are expected to open by year-end, according to the spokesperson. 

Early next year, Aritzia will open a 9,800-square-foot store, and Mango will open a 5,200-square-foot store. 

The leases come on the heels of fast-fashion retailer H&M opening a 25,000-square-foot store on two floors, and Black Tap Craft Burgers & Beer opening a 4,900-square-foot restaurant at Brickell City Centre. 

Miami-based Swire Properties completed the $1 billion, 4.9 million-square-foot Brickell City Centre at 701 South Miami Avenue in 2016. It consists of retail, two condo buildings, two office buildings and the East Miami hotel. Swire sold portions of the complex in subsequent years and still owns the retail and restaurant space. 

Brookfield, WeFi Technology Group, more | Plantation 

Lincoln Property Company scored four new leases and three renewals at its Royal Palm Office Park in Plantation

In the biggest deal, Toronto, Canada-based alternative investment manager Brookfield Corporation renewed its 35,000-square-foot lease at 1000 South Pine Island Road, according to a news release from the landlord’s broker. Other renewals were for Robert Slack’s 2,400 square feet and NCS Pearson’s 1,700 square feet at the same building. 

Danet Linares and Nicole Kaiser of Blanca Commercial Real Estate represented the landlord. 

Robert Slack is a brokerage, its website shows. NCS is a subsidiary of London-based Pearson Education, which provides content, assessments, and educational and testing centers, according to Pearson’s website. 

Among the new leases, Atlas Renewable Energy USA is taking 6,700 square feet; Osaic Wealth leased 3,700 square feet; and software firm WeFi Technology Group leased 2,6,00 square feet at 900 South Pine Island Road, according to the release. Also, real estate firm Jamestown leased 1,000 square feet at 1000 South Pine Island Road. 

Dallas-based Lincoln Property bought the four-building Royal Palm Office Park in 2014 for $128 million, according to records. 

Malka | downtown West Palm Beach 

A Kosher restaurant will open in downtown West Palm Beach

Malka leased at 209 Sixth Street, marking its third outpost after its original restaurant in Tel Aviv and two in New York, The Palm Beach Post reported. The restaurant, led by Israeli chef Eyal Shani, is expected to open in December, Malka’s website shows. 

The one-story, 4,300-square-foot downtown West Palm building is owned by an entity led by attorney Paul Krasker, according to records. 

Mason’s Famous Lobster Rolls | Fort Lauderdale 

Fast-casual restaurant Mason’s Famous Lobster Rolls now has an outpost at Marina Village in Fort Lauderdale

Mason’s, known for its Maine lobster menu items, opened in a 220-square-foot kiosk at 849 Seabreeze Boulevard, according to Dan Beck, CEO of Mason’s. 

Marina Village is an outdoor food hall, where most restaurants rent spaces spanning just over 200 square feet, within the Bahia Mar resort. The resort, which sits on city-owned property, is poised for major redevelopment by a partnership among brothers Jimmy and Kenny Tate’s Tate Capital, the Pérez family’s Related Group and Sergio Rok. 

The $1 billion project will include four 22-story condo buildings, a 30-story hotel with 256 keys and 60 condo-hotel units, and 88,000 square feet of retail and restaurant space. The developers scored zoning approval from Fort Lauderdale last year.

Day Pitney | Coral Gables 

Day Pitney kept its Coral Gables office, adding square footage to its existing space.

The law firm renewed its 11,000-square-foot lease on the 14th floor at 396 Alhambra Circle and added 4,200 square feet on the seventh floor at the building, according to a news release from the tenant’s broker. 

Lawrence Epstein and Ron Perry were part of the Savills team that represented Day Pitney.

Agave Holdings, a real estate firm backed by the Beckmann family that owns and runs the Jose Cuervo spirits brand, owns the 15-story building, according to records. FIFA, the international soccer governing organization, also has an office at the building, expanding its space this year to 75,000 square feet ahead of the 2026 World Cup. 

The Only Studio | Bay Harbor Islands 

Genevieve and Daniel Ross, owners of a South Florida Pilates studio, plan a new fitness concept in Bay Harbor Islands

The Ross’ The Only Studio leased 1,300 square feet at 1015 Kane Concourse, according to the tenant’s news release. The studio, which will offer a fusion of yoga and barre exercises complementing Pilates, is expected to open this year. 

The Rosses are owners of Reforming Pilates, which has outposts in Bay Harbor Islands, Miami Beach, Fort Lauderdale and Boca Raton, according to Reforming Pilates’ website. 

Records show the owner of the Bay Harbor Islands building where The Only Studio will open is an entity tied to the Bussel family. 

DH Insurance Group | Boca Raton 

DH Insurance Group leased in Boca Raton

The firm subleased 7,600 square feet from pharmaceutical company TherapeuticsMD at 951 Yamato Road, according to Kimberly Lewis of KG Commercial at Compass, who represented DH Insurance. DH Insurance helps Medicare enrollees find an insurance plan, its website says. 

Jason Carros of Carros Commercial Realty represented TherapeuticsMD.

In 2018, TherapeuticsMD leased 56,200 square feet for its headquarters at the building, the South Florida Business Journal reported. 

Beverly, Massachusetts-based Brookwood Financial Partners owns the Boca Raton building. 

Bayview Asset Management | Coral Gables 

Bayview Asset Management will keep its headquarters in Coral Gables. 

The investment manager renewed its 55,100-square-foot lease at the Office at Merrick Park located at 4425 Ponce de Leon Boulevard, according to a news release from the landlord’s broker. Bayview invests in mortgage and consumer credit, its website says. 

Stephen Rutchik and Tom Farmer of Colliers represented the landlord. Matthew Cheezem of Cushman & Wakefield represented the tenant. 

Bayview, which has 1,550 employees across the U.S. and Europe, focuses on mortgage and consumer credit investments, the release says. It had $19 billion in assets under management as of June 30.  

New York-based Brookfield Properties owns the 126,000-square-foot Office at Merrick Park, the release says. 

Jetset Pilates | Coral Springs 

Jetset Pilates will open in Coral Springs, marking its continued expansion in South Florida. 

Zhana Gali, a Jetset franchise owner, signed a 10-year lease for 2,300 square feet at 2930 North University Drive within The Walk at University retail plaza in Coral Springs, according to Kimberly Lewis of KG Commercial at Compass, who represented the tenant. The Pilates studio is expected to open next year. 

Amera, a Coral Springs-based firm led by the Rahael family, owns The Walk plaza, records show. 

Gali is the franchise owner of two other Jetset outposts in South Florida. Near Boca Raton, she opened a 2,300-square-foot Jetset at 8236 Glades Road at the Lakeside Centre retail complex. Next year, Gali will open a 2,000-square-foot studio at 1295 Legacy Avenue at the Legacy Place retail center in Palm Beach Gardens.
