Lease roundup: Tricap, Foster + Partners opening Miami Design District offices; Eataly, pickleball on tap at CityPlace in West Palm

Tricap, Foster + Partners | Miami Design District 

Real estate firm Tricap and architecture firm Foster + Partners will open offices at the Design 41 building in the Miami Design District

Tricap, led by David Edelstein, leased 1,500 square feet; and Foster + Partners leased 4,000 square feet of indoor office space and a 3,500-square-foot patio at 112 Northeast 41st Street, according to broker Tony Arellano. The companies are working on their interior buildouts. 

Arellano and Joe Fernandez of Dwntwn Realty Advisors represented the landlord. Joyce Gato of Douglas Elliman represented the tenants. 

Records show an entity led by Benjamin Norton owns the seven-story Design 41. 

CityPickle, Eataly | downtown West Palm Beach 

Italian food hall Eataly, as well as pickleball courts are coming to downtown West Palm Beach’s CityPlace. 

Eataly will open in the fall of next year at 700 South Rosemary Avenue within Related Ross’ CityPlace mixed-use complex, Miami New Times reported

CityPickle will operate 13 courts at CityPlace from Nov. 8 through early next year, according to the tenant’s news release. The outpost, which will offer open courts, private lessons, clinics and private event bookings, will be open through early next year. 

Mary Cannon and Erica Desai are co-founders of CityPickle, the release says. 

Related Companies developed CityPlace in 2000, though the complex now is part of Related Ross’ portfolio. In July, Steve Ross, founder of Related Companies, stepped back from leading the New York-based firm and carved out its Related Southeast division into Related Ross. Ross is chairman and CEO of Related Ross, which has an expansive portfolio of office buildings and projects in downtown West Palm Beach. 

Talkin’ Tacos, Smack’d | Miami Beach 

Two restaurants will open on Miami Beach’s Lincoln Road

Talkin’ Tacos leased 2,300 square feet at 334 Lincoln Road, and new smash burger concept Smack’d leased 2,500 square feet at 332 Lincoln Road, according to the landlords’ news release. Omar Al-Massalkhi and Mohammad Farraj co-founded Talkin’ Tacos in 2020 as a food truck and have since expanded to 18 outposts nationwide, with seven more under construction. Al-Massalkhi and Farraj also started Smack’d. 

The tenants are expected to open in the fourth quarter of next year, according to a Tricera spokesperson. 

Ben Mandell’s Miami-based Tricera Capital and Miami Beach-based investors Scott Robins of Scott Robins Companies and former Miami Beach Mayor Philip Levine own the properties. They bought them as part of a $13.6 million deal for 318-334 Lincoln Road in July. At the time, seller Aby Rosen’s RFR Realty was facing a $15.1 million foreclosure suit over the real estate. 

Jared Robins of InHouse Commercial represented the landlords in the leases. 

Azimut, Benetti, more | Fort Lauderdale 

Tavistock Development Company’s Pier Sixty-Six mixed-use development in Fort Lauderdale scored four tenants. 

Italian luxury yacht manufacturer Azimut Yachts Americas and Italian shipbuilding and boatbuilding firm Benetti Yachts Americas each leased a 2,000-square-foot office, according to a Pier Sixty-Six news release. German yacht builder Lürssen leased 1,100 square feet for a sales office, and Italian yacht builder Sanlorenzo Yachts leased a nearly 4,000-square-foot office and 300 linear feet of dock space to showcase its yachts, the release says. 

All will open at Pier Sixty-Six’s Marina Promenade, which will consist of 32,000 square feet of retail, restaurants and offices, according to a Pier Sixty-Six spokesperson. The Marina Promenade, which is under construction, is 84 percent preleased, the release says. 

Orlando-based Tavistock is developing Pier Sixty-Six at 2300 and 2301 Southeast 17th Street. It includes the two-building, 31-unit Resort Residences; the 11-story, 29-unit Azul condominium; and the 11-story, 28-unit Indigo building.

In April, Tavistock founder and 87-year-old British billionaire Joe Lewis was sentenced to three years probation and a $5 million fine after pleading guilty to insider trading charges. 

Twisted Tonic | Miami Beach 

Twisted Tonic, a bar that allows guests to choose the alcohol level of their drink, will open on the rooftop of Lincoln Eatery in Miami Beach.  

The bar, founded and owned by Isabel Aguero, leased 3,000 square feet at 723 Lincoln Lane, where it will open on Nov. 16, according to the landlord’s news release. Twisted Tonic will offer three tiers of alcohol level: alcohol-free “libre” drinks, reduced-alcohol “splash” drinks and standard alcohol level “stiff” drinks. The aim is to avoid negative connotations surrounding alcohol-free drinks and terms common in other bars, such as “mocktail” and “virgin.” 

Miami Beach-based Terranova Corporation owns Lincoln Eatery, which is just off South Beach’s Lincoln Road promenade. The firm is led by Mindy McIlroy and Stephen Bittel. 

Halperns’ Steak and Seafood | Fort Lauderdale 

Meat and seafood supplier Halperns’ Steak and Seafood expanded its warehouse space in Fort Lauderdale. 

Halperns’ Steak and Seafood renewed its existing lease and expanded it by 14,600 square feet for a total of 83,800 square feet at the Parkway Commerce Center at 1919 Northwest 19th Street, according to a news release from the landlord’s broker. 

Keith Graves and Jonathan Thiel were part of the Berger Commercial Realty/Corfac International team that represented the landlord. Tim Kilkelly of Foundry Commercial represented the tenant. 

Boston-based Longpoint Realty Partners owns the Parkway Commerce Center, the release says. 

Coastal Waste & Recycling, Legacy Healing Center, more | Boca Raton 

The Boca Raton Innovation Campus scored six new tenants and three lease renewals. 

In the biggest deal, Coastal Waste & Recycling leased 31,500 square feet for its headquarters at the office park at 5000 T-Rex Avenue in Boca Raton, according to a news release from a co-owner of the innovation campus. The firm, which already moved, previously had its headquarters at 2481 Northwest Second Avenue in Boca Raton, Coastal’s website shows. 

Drug and alcohol rehabilitation Legacy Healing Center also will move its headquarters to a 23,630-square-foot space. The detox center now is at 1425 West Cypress Creek Road in Fort Lauderdale, its website shows. 

Litigation funding firm USClaims leased 13,500 square feet, moving from Delray Beach; and

Takahami Billing, a revenue cycling manager for health care providers, leased 10,100 square feet, moving from Fort Lauderdale, according to the release. Also, educational nonprofit Lifelong Learning Administration Corporation leased 3,300 square feet, moving from Fort Lauderdale; and Brandon Hall Group, which provides data and insight to human resources executives and organizations, leased 2,700 square feet, moving from elsewhere in Boca Raton. 

In the renewed leases, Verizon is staying at its 13,000-square foot office and so is on-site day care ABC Preschool, which has a 10,000-square-foot space. Twinlab Consolidated also renewed its 1,400-square-foot lease.

Boca Raton-based CP Group is led by Angelo Bianco and Chris Eachus. New York-based DRA Advisors, led by David Luski, bought a stake in the Boca Raton Innovation Campus in 2021 in a deal valued at $320.2 million.

Lego Store, Fit2Run, Pure Barre, more | Aventura 

The mixed-use Esplanade at Aventura, completed last year, scored eight tenants. 

Already open are Lego Store in a 2,800-square-foot space, Fit2Run in a 3,700-square-foot space, Pure Barre in a 1,400-square-foot space and STK Steakhouse in a 7,700-square-foot space, according to the landlord’s news release. 

Next on tap are custom window treatments retailer The Shade Store, which leased 1,300 square feet; clothing boutique If So, which leased 1,600 square feet; and family owned doughnut and coffee shop The Salty, which leased 462 square feet, the release says. All are expected to open this winter. Also, skin care provider Skin Laundry is expected to open by year-end. 

The leases come on the heels of Swedish luxury bed and mattress manufacturer Hästens leasing an 1,800-square-foot space, where it’s expected to open this winter. 

New York-based Seritage Growth Properties developed the three-story, 215,000-square-foot Esplanade at Aventura on a former Sears store site at 19505 Biscayne Boulevard in Aventura. It’s adjacent to Aventura Mall. 

Seritage is led by CEO Andrea Olshan. 

Hereford Grill | Miami

Hereford Grill, once a popular dining venue in Miami that closed in 2021, is coming back. 

Da Silva Hospitality Group bought Hereford Grill and will reopen the restaurant early next year at its former spot at 782 Northwest 42nd Avenue in Miami, according to Da Silva’s spokesperson. The square footage leased wasn’t immediately provided. 

Records show Ocean Bank owns the building where Hereford Grill will reopen. 

Erasmo Da Silva owns the eponymously named hospitality firm, which his father started more than 70 years ago in Venezuela, the release says. 

Hereford Grill’s reopening comes as Da Silva Hospitality also leased space at Agave Holdings’ The Plaza Coral Gables for Zuccaly, an Italian food hall. It’s also expected to open early next year. 

Da Silva Hospitality also is known for its Italian restaurant Zucca at 162 Alcazar Avenue in Coral Gables. The venue is slated to move to a new space on the ground-floor of the Regency Parc apartment tower that’s under construction at 2601 Salzedo Street, also in Coral Gables. 

Solotech Sales & Integration USA | Miami Lakes 

A Canadian audiovisual and entertainment technology company moved its Miami-Dade County outpost. 

Solotech Sales & Integration USA leased 27,000 square feet, 20,000 square feet of which is industrial space, at Rosewood Square at 7855 Northwest 148th Street in Miami Lakes, according to a news release from the tenant’s broker. Solotech also leased a 6,900-square-foot office at the Spessard Holland Building at 8000 Governors Square Boulevard, also in Miami Lakes

Keith Graves and Lawrence Oxenberg of Berger Commercial Realty/CORFAC International represented Solotech. 

Montreal-based Solotech moved from 1375 Northeast 123rd Street in North Miami, its website shows. 

Graham Companies owns both Miami Lakes buildings where Solotech leased. 

Choeff Levy Fischman Architecture + Design | Wynwood 

An architecture firm will move its headquarters to Miami’s Wynwood neighborhood. 

Choeff Levy Fischman Architecture + Design, which has designed homes for celebrities such as Alexander Rodriguez and the Beckhams, leased at the Wynwood Building at 2750 Northwest Third Avenue, according to the landlord’s news release. It’s expected to move in this month. 

A spokesperson for the landlord declined to disclose the square footage. 

The architecture firm, led by Ralph Choeff, Raphael Levy and Paul Fischman, now has its headquarters at 8425 Biscayne Boulevard in Miami, its website shows.

Goldman Properties, founded by the late Tony Goldman, a pioneer Wynwood developer, owns the 40,000-square-foot Wynwood Building. The property is known for its zebra pattern paint on the exterior walls. 

Goldman is led by CEO Scott Srebnick, and co-chair Jessica Goldman Srebnick. 

Toska Spa & Facial Bar | Coral Gables 

Toska Spa & Facial Bar opened at the Coral Gables mixed-use complex anchored by The Collection exotic car dealership. 

The spa, founded and led by aesthetician Toska Husted, leased a 3,500-square-foot space on the ground floor of CMC Group’s 4000 Ponce development, according to the landlord’s news release. The property is at 4000 Ponce de Leon Boulevard. 

Alex Cesar and Drew Schaul of CBRE Retail represented the landlord. Nicholas Cobb of JLL represented the tenant.

Miami-based CMC Group, led by Ugo Colombo, developed the nine-story, Mediterranean-style 4000 Ponce in 2001, records show. The development consists of 150,000 square feet of offices and 32,000 square feet of retail, the release says. It’s over 90 percent leased.
