The West Kendall Townhomes project is proposed for the 4.6-acre site on the northeast corner of Southwest 88th Street and Southwest 167th Avenue in unincorporated Miami-Dade County, according to an application submitted early this month. The filing lists the developer as Dante Fraiegari of Terra Solo Group. 

An entity led by Ezra Katz, CEO of Miami-based commercial real estate firm Aztec Group, owns the property, records show. 

The proposal marks a scaling down of the project from a February application for 62 townhouses. 

Developers have seized on ample buildable land in west and south Miami-Dade. Also in West Kendall, MMG Equity Partners plans 38 two-story townhomes and 24,500 square feet of retail on a 6.5-acre site on the northwest corner of Southwest 144th Avenue and Coral Way in an unincorporated area of the county.

South Miami-Dade has become a magnet for developers as well. Among recent proposals, David Martin’s Terra wants to build a 724-unit Live Local Act project on a portion of the South Dade Government Center at 10710, 10750 and 10800 Southwest 211th Street in Cutler Bay. 

Near Florida City, Freehold Capital Management paid $31.6 million for a 50-acre development site on the southeast corner of Southwest 344th Street and Southwest 199th Avenue planned for 309 rental townhouses

Homebuilding giant D.R. Horton proposes 190 townhomes and 57 single-family homes on the southwest corner of Southwest 344th Street and 193rd Avenue in south Miami-Dade. 

Lennar, another homebuilding giant, proposes 138 homes on the southeast corner of Southwest 220th Street and Southwest 133rd Court near Goulds, as well as 54 homes on the southeast corner of Southwest 212th Street and Southwest 127th Avenue in Goulds.

In Homestead, Canero Group plans a 54-unit townhouse project at 27800 Old Dixie Highway. 
Also in Homestead, Estate Companies plans a 354-unit apartment complex in six five-story buildings, and Midtown Group plans retail on six commercial outparcels. The site for both is the southeast corner of Campbell Drive and Northeast 30th Avenue.
