Affiliated Development signed a grocery store concept and café anchor at its mixed-income Fort Lauderdale apartment project that’s under construction.
SPOT Market, a new concept by Planta Baja Market Group, leased 4,000 square feet on the ground floor at The Era development at 2125 South Andrews Avenue, according to a news release from Affiliated’s broker. The outpost, which will consist of about 3,500 square feet of interior space and roughly 500 square feet of outdoor patio, is expected to open next year after The Era is completed in the first quarter.
Sarah Adler of Native Realty represented the landlord, and Ashley Gonzalez of Miami’s Hottest Properties represented the tenant.
The eight-story Era will consist of about 400 units, with over 200 of them at workforce rents. Fort Lauderdale-based Affiliated is led by Jeff Burns and Nick Rojo.
Haraz Coffee House, Dumpling X, more | Davie
13th Floor Investments fully pre-leased the retail space at its Davie mixed-use development.
Haraz Coffee House, a Yemeni coffee shop brand led by Hamzah Nasser, pre-leased 2,000 square feet. A Vietnamese restaurant from Toronto pre-leased 1,800 square feet. Dumpling X pre-leased 1,500 square feet. And SPOT Market pre-leased just over 800 square feet, according to a news release from the landlord’s broker. The deals are for the Davie South development at 3501 Davie Road.

Coconut Grove-based 13th Floor, led by Arnaud Karsenti, is developing Davie South, also known as Parks at Davie, with 383 apartments and the retail space.
Coastal Waste & Recycling | Boca Raton
A waste management and environmental services company expanded its office lease at Boca Raton Innovation Campus.
Coastal Waste & Recycling renewed its lease at 4910 Communication Avenue, expanding it to 23,200 square feet, according to Newmark’s first quarter Palm Beach County report. It’s had an office at the building since 2022.
DSV, S&M Transportation | Miami-Dade County
A pair of longtime Miami-Dade County industrial space tenants tweaked their leases.
DSV, which provides global supply chain solutions, leased 192,000 square feet at Prologis Beacon Lakes, according to Newmark’s first quarter Miami-Dade report. DSV, which has been a tenant at the industrial campus since 2018, now fully occupies Building 10.
In Opa-locka, logistics and warehouse services provider S&M Transportation renewed its lease at 4100 Northwest 142nd Street within the Carrie Meek International Business Park. The deal was for 98,200 square feet, marking a decrease of S&M’s previous space at the industrial complex by 28,100 square feet, according to the report.
S&M has been a tenant at the building since 2019.
Doormark, Smith Imports, Traveller Sedona USA Holdings and Access | Broward County
Among Broward County’s top first quarter industrial deals were a pair of renewals and a pair of new leases.
In the new deals, luxury auto dealer Smith Imports, expanded its lease to 58,900 square feet at Building 1100 at Prologis Seneca Park; and importer and distributor Traveller Sedona USA Holdings leased nearly 55,000 square feet at Copans Business Park, according to a Newmark report.
Doormark, a single-family rental investment and operations platform, renewed its 59,200-square-foot lease at 400 Goolsby Boulevard in Deerfield Beach, and records and information management service provider Access renewed its 54,200-square-foot lease at Prologis Pompano Park in Pompano Beach, the report says.
Multi Image Group, Premier Precast | Palm Beach County
An events company and a concrete factory leased industrial space in Palm Beach County.
Multi Images Group, a Boca Raton-based event production and corporate communications firm, leased 42,000 square feet at the Boca Logistics Center, according to Newmark’s first quarter report.
Premier Precast renewed its 32,400-square-foot lease at 1455 Southwest 4th Avenue in Delray Beach, according to the report. The company, which is the only concrete manufacturer in Florida that’s certified across all architectural concrete product lines, has had an outpost at the building for nearly a decade. The space is Premier Precast’s primary production and manufacturing facility.
