Lease roundup: Chef Eyal Shani opening Naked Tomato at a Moxy hotel

In other deals, a café, hot yoga studio and more are on tap in Wynwood

Naked Tomato | Miami Beach 

Chef Eyal Shani will open a new restaurant at the Moxy Miami South Beach hotel. 

Naked Tomato, inspired by roadside flavors found at Israeli gas stations and channeling the spirit of a modern diner, will open on May 14 in a 4,600-square-foot space, including 2,900 square feet for front of house operations, according to Shani’s news release. Moxy is at 915 Washington Avenue. 

Shani, who opened his first restaurant Oceanus in his native Jerusalem in 1989, also opened his HaSalon restaurant in Tel Aviv and subsequently opened restaurants in Dubai, London, Melbourne, New York, Paris, Vienna and Singapore. 

Records show the Moxy building in South Beach is owned by an affiliate of Lightstone, led by David Lichtenstein. 

Paris Baguette, Miami MKT Bodega & Café, Eclipse Hot Yoga | Miami

The 12-story mixed-use Strata Wynwood building scored three retail tenants for a combined 6,300 square feet. 

Paris Baguette is expected to open by June, while Miami MKT Bodega & Café and Eclipse Hot Yoga are both expected to open in the first quarter of next year, according to a news release from the landlord’s broker. 

John Ellis of Newmark represented Rockhill, the Strata manager and property services affiliate of the building’s owner, Rockpoint. 

Strata, at 21 Northeast 22nd Street in Miami, consists of 257 apartments, 62,000 square feet of offices and 27,000 square feet of ground-floor retail, art studios and a garage.

The square footage each of the tenants leased wasn’t immediately provided. 

TNS | Doral 

A Colombian fashion brand opened at Miami International Mall. 

TNS, the brand’s U.S. name, now is at the mall at 1455 Northwest 107th Avenue in Doral, according to the landlord’s news release. TNS, which is known as “Tennis” in Colombia and was founded in 1976 in Medellín, has more than 160 stores, and is expanding across South Florida. 

Simon Property Group owns Miami International Mall. 

Holtzman Vogel | Coral Gables 

A political and regulatory matters law firm will open its second Florida office in Coral Gables. 

Washington D.C.-based Holtzman Vogel, which also focuses on litigation, signed a 10-year lease for 6,400 square feet at the Ryder Colonnade building at  2333 Ponce de Leon Boulevard, the South Florida Business Journal reported. Move-ins are expected to start mid-next month. 

Holtzman Vogel’s only other Florida office is in Tallahassee. 

Stephen Rutchik of Colliers represented the tenant, and Ryan Holtzman of Cushman & Wakefield represented the landlord. 

Fort Worth, Texas-based Crescent Real Estate owns the 11-story Ryder Colonnade, buying it for $70.4 million in December. The sale marked a 13 percent discount from the building’s previous sale in 2013. 

The building was rechristened to include “Ryder” in its name after Ryder System, a Miami-Dade County homegrown logistics business, moved its headquarters there. 

Aptum Technologies (USA) | Doral 

A Canadian service provider to data centers and cloud computing is staying put in Doral 

Toronto-based Aptum Technologies (USA) renewed its 64,200-square-foot lease at the Americas Gateway Center at 2300 Northwest 89th Place, according to Colliers’ first quarter Miami-Dade County report. 

Records show an affiliate of Miami-based Banyan Street Capital owns the building. 

Federal public defender, more | Miami-Dade County 

The first quarter’s leases in Miami-Dade County included a new deal by a public defender’s office and a pair of renewals. 

A federal public defender took 28,000 square feet at 150 West Flagler Street in downtown Miami, according to CBRE. Spanish building materials company Cosentino renewed its 17,000-square-foot lease at 355 Alhambra Circle in Coral Gables. And engineer, planning and consulting firm Kimley-Horn renewed its 13,000-square-foot lease at 8400 Northwest 36th Street in Doral. 

Moishe Mana, through his Mana Properties, owns the 28-story downtown Miami building, which is called Museum Tower. Records show New York-based Princeton International Properties owns the Coral Gables building, and Aventura-based MG3 Group, through an affiliate, owns the Doral building. 

Celsius Holdings, Palm Beach County Sheriff, more | Palm Beach County 

The first quarter leases across Palm Beach County included a new lease by an energy drinks company in Boca Raton. 

Celsius Holdings leased 25,000 square feet at 2381 Northwest Executive Center Drive, according to CBRE’s report. In other new deals, consultancy Laughlin Associates leased 19,000 square feet at 1625 South Congress Avenue in Delray Beach; transformers manufacturer Meta Power Solutions leased 15,000 square feet at 11400 North Jog Road in Palm Beach Gardens; and wholesale distributor of insurance products RT Specialty leased 11,000 square feet at 2255 Glades Road in Boca Raton. 

According to CBRE, first quarter renewals included: The Palm Beach County Sheriff’s Office renewing its 25,000-square-foot lease at 1665 Palm Beach Lakes Boulevard in West Palm Beach and UBS Financial Services renewing its 18,000-square-foot lease at 1800 North Military Trail in Boca Raton. 

American Tire Distributors, Eastern Metal Supply, more | Palm Beach County

Many of Palm Beach County’s biggest first quarter leases were renewals. 

American Tire Distributors  renewed its 125,000-square-foot lease at 601 North 103rd Avenue in Royal Palm Beach, according to CBRE. 

Irrigation and landscaping products provider Horizon Distributors renewed its 28,000-square-foot lease at 3618 Quantum Boulevard in Boynton Beach. Global Technology Systems renewed its 16,000-square-foot lease at 1400 Northpoint Parkway in Riviera Beach. And construction services firm TCI Contracting renewed its 14,000-square-foot lease at 6800 Belvedere Road in West Palm Beach.

Pharmacies network company Perfection RX expanded its existing lease at 2025 High Ridge Road in Boynton Beach to 30,500 square feet. 

One of the few large new leases in the first quarter included aluminum components supplier Eastern Metal Supply, which took 32,000 square feet at 701 Boutwell Road in Lake Worth.  

Fanatics, more | Broward County

The largest Broward County industrial lease in the first quarter was a renewal by a sports apparel and signed memorabilia warehouse store. 

Fanatics renewed its 200,200-square-foot lease at Building A at 15701 Southwest 29th Street within the Miramar Centre Business Park in Miramar, according to Colliers. 

In other deals, perishables wholesaler Global Perishable Services renewed its 67,100-square-foot lease at Building E at 11760 Miramar Parkway within the Miramar Business Center in Miramar. 

In the new Broward deals, paper, pulp, packaging and wood products distributor Central National-Gottesman signed a new 62,500-square-foot lease at Building 1 at 1991 North Powerline Road within Bridge Point Powerline Road in Pompano Beach.
