Billionaire Vlad Doronin’s OKO Group is planning a 53-story waterfront condo project in Miami’s Edgewater, adjacent to the Missoni Baia tower it completed in 2024.
OKO’s planned Lilli condos are slated for the half-acre site at 717 Northeast 27th Street, according to Florida YIMBY. The Adrian Smith + Gordon Gill Architecture-designed project is set to have 117 units.
The units in Lilli will include floor plans starting from one-bedrooms and ranging up to 7,000-square-foot four-bedroom penthouses, according to the outlet. Amenities in the tower will include a pool, spa facilities and a fitness center, its website shows.
Prices start at $1.7 million.
Records show OKO’s affiliate 720 NE Street Propco LLC bought the site for $54 million in 2016. It is adjacent to the Missoni Baia condo tower at 777 Northeast 26th Terrace, which OKO completed in 2024 after years of delays. Last month, OKO sued four of its insurers seeking $22.4 million for damages and delays during construction of Missoni Baia.
The developer and its frequent collaborator Cain International, led by Jonathan Goldstein, recently completed the long-delayed Una Residences in Brickell, a 47-story, 129-unit condo tower. Buyers so far include German candy billionaire Maike Oberwelland-Height, and financiers Manuel Balbontin of Vinci Compass and Bert van der Walt of Tectonic Investors.
OKO and Cain are also planning a waterfront condominium in Palm Beach. The three-building, 41-unit project will be the first new development condominium on the ritzy island in more than a decade, and billionaire Michael Dell’s BDT & MSD Partners provided another loan of $55 million for the project in January.
Edgewater is one of the epicenters of Miami’s new development condo boom.
Last month, One Thousand Group launched sales for the Anantara Miami Resort & Residences, a planned 50-story condo-hotel project bearing the brand of “The White Lotus” fame. SB Development and Hazelton Capital Group are planning the 40-story, 134-unit Cove Residences, with Douglas Elliman’s Eklund | Gomes Team leading sales. In November, Black Salmon, the Boschetti Group and Constellation Group teamed up with hospitality mogul Sam Nazarian to launch their planned 35-story, 229-unit HQ Residences Miami condo project.
