Tavistock adds resi, grocery store, promenade in Pier Sixty-Six’s next phase

Plans include four 25-story mixed-use buildings in Fort Lauderdale

Tavistock Development is starting the next chapter of its Pier Sixty-Six redevelopment, proposing four buildings with hundreds of residences, a grocery store, retail and office space along Fort Lauderdale’s waterfront.

The Orlando-based developer of the recently reopened resort and superyacht marina revealed plans for the 8-acre second phase of the project that spans both sides of Southeast 17th Street.

The expansion features four mixed-use buildings rising 270 feet, or about 25 stories, with a combined 339 residential units. One building would rise on the north parcel and three on the south parcel.

The development would add 185,600 square feet of space, including 56,400 square feet of retail, restaurant and grocery uses, as well as 29,000 square feet of office space.

Plans include a nearly 14,000-square-foot boutique grocery store, 17,327 square feet of restaurant space and more than 25,000 square feet of retail.

Tavistock said the project is designed to build on the revamped Pier Sixty-Six, which opened last year, and strengthen connections between the marina, waterfront and surrounding neighborhood.

The project is expected to go through Fort Lauderdale’s development review process in the coming months.

The proposal includes one of the largest waterfront promenades in Fort Lauderdale, a 1-acre water basin carved out on the south parcel, expanded marina facilities and additional public waterfront access, Tavistock said.

Other planned public improvements include a community gathering space beneath the Southeast 17th Street bridge that would be developed in partnership with the city and the Florida Department of Transportation, along with mobility upgrades and new public art installations.

The residential portion would be spread across the four buildings, with 101 units planned in the north building, and 90, 75 and 73 units, respectively, in the three south parcel buildings.

Ground-floor retail and restaurant space would be situated along the waterfront, while office space would occupy second-floor levels above structured parking garages integrated into each building.

Tavistock spent years and hundreds of millions of dollars renovating Pier Sixty-Six, one of Fort Lauderdale’s most recognizable waterfront properties along one of the city’s busiest marine corridors.

The resort reopened last year following an extensive redevelopment that included a renovated marina, hotel, restaurants and amenities.

In 2023, Tavistock scored a $175 million construction loan from a group of banks led by HSBC Bank USA to develop two 11-story condominium buildings with a combined 61 units and three hotel buildings totaling 325 keys.

The developer completed its two-building, 31-unit Resort Residences project in 2024. The same year, it secured a certificate of occupancy for Azul, an 11-story condominium tower with 29 units. Indigo, an 11-story tower with 28 units, was completed last year.

A penthouse in Indigo sold for $14.5 million to Randy and Rosalina Brecher, ranking among the priciest condo sales in Fort Lauderdale and Broward County.

The Pier Sixty-Six redevelopment has been nearly a decade in the making and includes a resort hotel, marina, event space, restaurants, retail, spa and fitness facilities. Condo sales across the project’s three residential buildings had reached roughly $130 million as of last fall.
