Peruvian developer expands Miami condo pipeline with 62-story tower

William Ticona’s Grupo T&C is planning a 62-story mixed-use building near Miami’s Brickell district, replacing the terminated El Vedado condominium at 237 Southwest 13th Street. 

The proposed project, called 13th Edge, would span 648,700 square feet and feature 400 apartments, 400 hotel rooms and 234 parking spaces, the South Florida Business Journal reported. Amenities include a pool, bar and outdoor lounge for hotel guests and a pool and rooftop yoga lawn for residents. 

The project represents a significant transformation from the site’s existing development, a 36-unit condo spanning 31,700 square feet that the Peruvian developer acquired from Miami-based firm Blue Palm Capital for $27.6 million last year. El Vedado, completed in 1972, would be demolished.

13th Edge’s hotel rooms would range from 400 to 900 square feet, and its apartments would range from 400 to 860 square feet. Miami-based Kobi Karp Architecture designed the project.  Developers filed a pre-application with Miami-Dade County officials for feedback before submitting a formal application. 

The project is another step in the expansion of Ticona’s real estate empire from Peru to Miami. With more than a dozen condo developments in Lima, Grupo T&C has set its sights on South Florida, where it has launched several development projects. 

In 2024, the developer bought a residential development site in Edgewater for $15.1 million, The Real Deal previously reported. That property was zoned for a 36-story tower with either 124 units or 248 hotel rooms.

Last year, Grupo T&C started construction on Edge House Miami, a 57-story luxury resort-style tower also in Edgewater. The 608-unit development won approval from the city of Miami’s Urban Development Review Board in September. It was designed by Kobi Karp and will include fully furnished units from studios to three bedrooms ranging from 410 to 1,200 square feet. 

Edge House Miami is approved for short-term rentals and is slated to finish construction in 2028.
