Boca Raton mansion asking $18M leads Palm Beach County luxury contracts 

Buyers signed 13 contracts totaling $114M last week

A mansion in Boca Raton topped Palm Beach County’s luxury market last week, landing a $17.8 million contract. 

Buyers signed 13 contracts totaling $114 million in asking dollar volume between June 22 and June 28, according to the weekly report by Douglas Elliman’s Eklund-Gomes team. The report tracks listings in Palm Beach County above $3 million.

The previous report recorded 19 contracts totaling $143.7 in asking dollar volume. 

Twelve of the properties marked pending last week were single-family homes. They totaled $107.2 million in asking dollar volume and spent an average of 97 days on the market. The average contract price was $8.9 million, or $1,437 per square foot. 

Only one condo contract was signed last week for $6.9 million, or $1,614 per square foot. It spent 34 days on the market.

The 8,500-square-foot new construction at 481 Thatch Palm Drive in Boca Raton was the priciest home to go under contract last week for $17.8 million, or $2,082 per square foot. David Robers of Royal Palm Properties listed the property. Palm Beach County records list the current owner as Paul and Catherine Stile, who bought the property in 2024 for $4 million. 

The mansion is located in the Royal Palm Yacht and Country Club and includes five bedrooms, six baths and two half-baths. It also has a lap pool, clubroom, bar, wine room and putting green. 

Following closely behind was a home in Jupiter’s Admirals Cove. The 6,000 square-foot property at 386 Eagle Drive went under contract for $15 million, or $2,488 per square foot. It was listed by Robert Thomson of Waterfront Properties & Club Communities.

Property records list the current owners as Don Madden Jr. and Lisa Madden. They acquired the waterfront property in 2024 for $7.6 million, records show. The 1992-built home includes five bedrooms, six bathrooms and one half-bath. It sits on half an acre and has a private dock, pool and green space.

The only condo to go under contract last week was Unit 323 at 220 Southeast Mizner Boulevard in Boca Raton. The asking price was $6.9 million, or $1,725 per square foot. The 4,000-square-foot unit was listed by Robin Perotti-Torres and Patrick Elber of Douglas Elliman, according to Zillow. Property records list the current owner as El Ad Mizner on the Green II LLC. 

The unit includes three bedrooms, three baths, a half-bath, a breakfast bar, a built-in barbecue and a wraparound balcony.
