NAI starts mixed-use project with $2M condos in upscale Franklin

Retail, office space also planned for development near suburb’s downtown

NAI Nashville Stanton Group’s $165 million mixed-use development in Franklin could start construction early next year, the Nashville Post reported.

The project, called The Margin District, will include 25 condos priced over $2 million at 805 Columbia Avenue, according to the development’s website. Also planned are 50,000 square feet of retail and 50,000 square feet of office. 

Fridrich & Clark Realty is managing sales for the residences, which range from 2,000 to 3,000 square feet. The first units are expected to be delivered in 2027.

NAI Global’s Middle Tennessee member is partnering with Arlington Family Offices, a wealth management firm with locations in Franklin and Birmingham, for the 180,000-square-foot development. 

Nashville’s Studio 8 Design is the development’s primary architect, with Nequette Architecture and Design contributing. The project received a zoning variance to build up to three-and-a-half stories.

The median home sale price in Franklin, a suburb 21 miles south of Nashville, was $865,000 in October, according to Redfin. That’s up 8.5 percent from a year ago. By comparison, the median home price in Nashville was $460,000 last month, a 2.4 percent increase from last year.

Franklin has drawn some commercial activity this year as well.

TruGreen is relocating its C-suite to the Highwoods Properties building at 701 Cool Springs Boulevard, occupying 37,000 square feet of office space. The first wave of employees is expected to move in January. KBS is planning to sell the McEwan Building at 1550 West McEwan Drive as part of its efforts to raise $100 million for its struggling office portfolio.
