Retail giant Walmart is now the owner of an industrial building near the world’s largest fighter pilot training base.
Arkansas-based Walmart bought the 1.3-million-square-foot “Building C” at Luke Field from Lincoln Property Company and Goldman Sachs for approximately $152.2 million, AZ Big Media reported. The deal marks the largest Arizona industrial building sale of the year and with it Walmart becomes the first occupant in Lincoln Property Company’s recently completed Luke Field logistics park in Glendale, spanning 140 acres and 2.4 million square feet. JLL’s Marc Hertzberg and John Lydon represented Walmart in the acquisition. Goldman Sachs’ contribution at the site remains unclear, GlobeSt. reported.
Luke Field, located near Luke Air Force Base, comprises three Class A industrial buildings at 13803 and 13543 Northern Avenue and 7733 Litchfield Road. Building C is the largest at almost 1.3 million square feet, dwarfing the nearly 696,000-square-foot Building A and almost 455,000-square-foot Building B. In addition to industrial site features like automated sky docks and 40-foot clear heights, Building C has amenities for workers like barbecue stations and a shaded outdoor seating area..
The sale of Luke Field’s Building C is Lincoln’s second major industrial building deal in the Phoenix metro area this quarter, and also the second with Walmart. In October, Dallas-based Lincoln announced the sale of a nearly 1.3-million-square-foot building in its Park303 logistics park in Glendale to Dollar Tree. Walmart, Dollar Tree and Logisticus Group now lease or own 83 percent of that development, spanning 210 acres and nearly 3.8 million square feet overall.
Walmart’s hold in Luke Field won’t be far from other corporations with Phoenix-area outposts. Boeing, Microsoft, UPS, REI, Red Bull, Aldi, Williams Sonoma and White Claw are among the companies with spaces in Glendale. Lincoln, which serves as property manager and leasing agent for Luke Field, is fielding lease and acquisition interest for Luke Field’s Buildings A and B.
