A mansion that’s still under construction in Sarasota has hit the market with an eye-popping price tag to add to the growing handful of ultra-luxury listings in the area.

Randy Nicolau, the former president of Playboy, has listed the 8,165-square-foot home at 5151 Jungle Plum Road for just shy of $20 million, the Tampa Bay Business Journal reported.

Joel Schemmel of Premier Sotheby’s International Realty is the listing agent. It’s one of seven residences in Sarasota County with a price tag greater than $15 million, and it’s the only newly-constructed modern home listed above $15 million, the outlet reported.

“Sarasota is quickly establishing itself as the young person’s Naples, with an unprecedented number of homes being offered at this price point and an amazing cultural and restaurant scene,” Nicolau told the outlet.

He isn’t the only one to notice the recent expansion of opportunities for super high-end homes in the Sarasota area. In October, Douglas Elliman announced that it had landed top Sarasota agent Lisa Rooks Morris and her team, the LRM Group, to launch an area office with the residential brokerage. Morris and her team were previously with Premier Sotheby’s for nearly six years.

Nicolau’s in-progress mansion, which is part of the Hidden Harbor community, is expected to be completed in June. He initially planned to make the house his personal retreat, but he became interested in selling it after seeing values rise in Sarasota’s luxury market.

The mansion, designed by DSDG Architects, will have six bedrooms, six bathrooms and amenities including a large pool, spa, an outdoor kitchen, wet bar and fire pit. The property has 150 feet of waterfront and a dock that’s suited for “yachts, sport fishing boats or daily cruisers.”

The house will feature a two-story accent wall and fireplace in the great room, a floor-to-ceiling wine wall, a chef’s kitchen and expansive glass walls connecting indoor and outdoor spaces. The second floor has an owner’s cove with a private balcony, and three of the five guest bedrooms have patio access.
