Brookland ups scale of new Flatbush condo building

67-unit project fits developer's plans to build in "up-and-coming" areas

Brooklyn developer Brookland Capital filed plans Monday for a new condo building near Prospect Park, and they’re going big. Or, at least, bigger than they initially planned.

The nine-story building, at 88-92 Linden Boulevard, will house 67 condo units spanning nearly 47,000 square feet of residential space. Amenities will include both indoor and outdoor recreation spaces and a 21-car garage, according to a Department of Buildings filing.

Brookland Capital co-founder Boaz Gilad said his firm increased the project’s scale from earlier plans for a seven-story building on the Flatbush site. Brookland – Brooklyn’s most active developer by number of projects – is looking to build “as big as possible,” Gilad told The Real Deal.

The development will house a duplex on its first and cellar levels, with nine units on each of the second through seventh floors, and six condos on each of the eighth and ninth floors, according to the filing.

Brookland acquired the two parcels at 88-92 Linden for $6.5 million earlier this year, in a deal brokered by Prospect Heights-based TerraCRG. Gilad said his firm expects to start demolition on the existing residential properties at the site in the next few weeks.

Chelsea based architects ROART will design the project, with Upper West Side-based Feingold & Gregory Architects the architect of record. The pair also worked on Brookland’s Park Slope condo development at 555 Fourth Avenue.

The firm is highly active in the area surrounding 88-92 Linden Boulevard, which is located to the southeast of Prospect Park, near Prospect-Lefferts Gardens. Gilad said the development “fits into our core business model” of building in “up-and-coming areas” throughout the borough.

A Real Deal analysis of permit filings found developers are increasingly interested in the Flatbush area.

Brookland recently tapped TerraCRG to market a Clinton Hill church that it is planning to convert into a 21-unit condo development.
