Yoel Goldman’s All Year Management is gearing up for a 100-key hotel at 1548 Bedford Avenue in Crown Heights, according to a permit application filed Friday with the city’s Department of Buildings.
Per the plans, the developer will pack 100 rooms into 38,000 square feet of space, located two blocks east from Prospect Park. Eran Chen of ODA New York is the architect of record for the project.
The full filing reveals the five-story hotel will include a banquet hall as well as retail and restaurant space on the first and third floors. The top floor will host a bar and public terrace.
Goldman could not immediately be reached for comment on the plans.
The development site, a 19,000-square-foot lot between Eastern Parkway and Union Street, was most recently home to a Gulf gas station and a Dunkin’ Donuts outpost. It is zoned commercial — C8-2 — which does not typically allow for residential apartment development. The surrounding area appears to be light in hotel offerings currently, with the closest competition, the Oyo Bed and Breakfast, located a half-mile North On Bedford Avenue.
All Year acquired the site at 1548 Bedford Avenue in 2014 for $7.2 million, records show.
This is not the first hotel project for All Year, which is largely a multifamily investor. Last year, the firm filed plans for a 112-key hotel at 71 White Street in Bushwick.
One of the many Williamsburg-based property owners with a drop box at 199 Lee Avenue (a kind of quasi-post office for landlords to use in lieu of actual office addresses), All Year recently announced plans for a colossal rental complex called Bushwick II at the site of the former Rheingold Brewery. The project, also designed by ODA, is expected to include as many as 900 apartments across one million square feet.
