A brownstone in Prospect-Lefferts Gardens just set a price record for the neighborhood, signaling its gentrification a la Bushwick and Bedford-Stuyvesant.
The landmarked house at 68 Rutland Road sold for a record $2.63 million, or $648 per square foot, the New York Post reported. The seller — listed in property records as 68 Rutland Road LLC — paid $1.75 million for the house last year.
“Prospect Lefferts Gardens — or if you want to be trendy, PLG — is what Bed Stuy was 3 years ago. It’s a great story,” listing broker Alex Maroni [TRDataCustom] of Douglas Elliman told the Post.
Measuring 20 feet wide and 4,056 square feet, the house has a Queen Anne-style stoop, bay windows, wainscoting and pocket doors.
Writer Ta-Nehisi Coates — who was bullish on the neighborhood, until media reports made him nervous — recently sold his townhouse at 207 Lincoln Road in for $2.1 million. [NYP]— E.B. Solomont
