Developer Joseph Chetrit has listed a trio of Upper East Side townhouses for a combined $134 million.
Nos. 110, 114 and 118 East 76th Street, located between Park and Lexington avenues, are asking $51 million, $44 million and $39 million, respectively. Chetrit, who heads the Chetrit Group, paid $26 million for six contiguous brownstones from Lenox Hill Hospital in 2007, and converted the buildings into three townhouses, each in a distinct style.
“You can’t be everything to everyone,” Douglas Elliman’s Richard Steinberg told the Wall Street Journal. Steinberg is marketing the properties alongside agent Roger Erickson and Noble Black.
The largest house, at 110 East 76th Street, is 36 feet wide and measures 15,000 square feet. Asking $51 million ($3,400 a square foot), it is designed with traditional materials like marble, onyx and brass.
No. 114 — a 14,000-square-foot house that is 34 feet wide — is asking $44 million ($3,100 a square foot). It has a glass floor in the lobby and an in-ground pool.
The final townhouse, at 118 East 76th Street, is 32 feet wide and spans 13,000 square feet. Asking $39 million ($3,000 a square foot), it features contemporary finishes like metal and stone and has a glass-enclosed gym, swimming pool and screening room.
All three homes have between five and eight bedrooms.
The Upper East Side townhouse market picked up during the third quarter, when there were $177.5 million worth of sales, up from $62.5 million in 2016’s third quarter, according to townhouse brokerage Leslie J.
