72 Hamilton Terrace sold for $5.1M

A Harlem townhouse restored after a devastating fire a decade ago has sold for a record $5.1 million.

Located at 72 Hamilton Terrace, the 5,000-square-foot townhouse is the priciest sale in Manhattan above 125th Street, reported Bloomberg. “I felt this house was special enough and it was time that we could cross the $5 million mark,” said Corcoran Group’s Tamara Marotta. “Of course, downtown, this house would be three times as much.”

Built in 1898, the property was built for jeweler Charles Paul Goldsmith and later owned by Nazareth Deliverance Spiritual Church. After a fire nearly destroyed the property, a buyer — Hamilton Heights Real Estate LLC — bought the property for $1.125 million in 2013. The new buyer is listed in records as 72 LLC of Englewood, New Jersey.

The five-story home has four bedrooms, five baths, a private garden and an 860-bottle wine cellar. It hit the market in March asking $5.495 million. The price was later dropped to $5.25 million, according to StreetEasy.

The median sales price in northern Manhattan was $645,000 during the fourth quarter, up 4 percent year over year, according to Corcoran data.

Recent sales could boost those numbers further.

In December, a six-story townhouse at 208 Lenox Avenue in Central Harlem sold for $4.6 million, a record price for the submarket. The seller was Rutenberg NYC’s Holly Brittain and her husband, who paid $825,000 for the property in 2010. Other houses in the area cracked the $4 million market over the prior 18 months, including Maya Angelou’s house on West 120th Street, which sold for just under $4.1 million. [Bloomberg] — E.B.
