The top 10 biggest real estate projects coming to NYC

Hudson Yards dominated last month’s list of the largest real estate projects on their way to New York.

Developments in the neighborhood took the top two spots for September. Douglaston Development’s plans for a 740,000-square-foot project at 601 West 29th Street was at No. 1, and Rockrose Development’s plans for a 400,000-square-foot project at 555 West 38th Street took the No. 2 spot. Both projects are components of even larger developments that the companies are planning for Hudson Yards.

Overall, the list was split between three projects in Manhattan, five projects in Brooklyn, one project in Queens and one project in the Bronx. Other notable developments included George Xu’s plans for a Westin hotel in Downtown Flushing and a 152-unit residential project from Hudson Companies in Cypress Hills.

The full list of September’s top 10 biggest real estate projects is below:

1. 601 West 29th Street, Manhattan
Douglaston Development’s plans for a 58-story, roughly 740,000-square-foot mixed use building in Hudson Yards topped last month’s list of largest projects coming to the city. The 601-foot-tall project will contain 931 residential units across about 730,000 square feet, along with about 9,000 square feet of commercial space. The project is part of a massive Hudson Yards development Douglaston is planning in the neighborhood on West 29th and 30th streets spanning 1.1 million square feet.

2. 555 West 38th Street, Manhattan
Another Hudson Yards project grabbed the No. 2 spot, courtesy of Rockrose Development’s plan for a roughly 400,000-square-foot project on West 38th Street with 598 units. The building would stand 52 stories and 565 feet tall with amenities including a squash court, golf simulator and roof deck. It is part of a larger development the company is planning that would span 1.6 million square feet. This marks the first phase of the project, while the second phase would consist of an office tower spanning 1.2 million square feet.

3. 265 Logan Street, Brooklyn
Brooklyn’s first appearance on the list came thanks to Hudson Companies’ plans for a mixed-use building at 265 Logan Street in Cypress Hills spanning about 280,000 square feet. It will stand 12 stories tall and feature 152 units. Residential space will take up about 271,000 square feet, while commercial space will take up about 9,000 square feet.

4. 137-61 Northern Boulevard, Queens
Developer George Xu filed plans for his roughly 150,000-square-foot Westin hotel in Downtown Flushing last month. The project will include about 108,000 square feet of commercial space, 2,000 square feet of community space and 42,000 square feet of residential space, and it will stand 13 stories and 152 feet tall with 282 residential units. The city approved a zoning change for Xu’s hotel in 2015.

5. 4218 Fort Hamilton Parkway, Brooklyn
Snap Developers is planning this roughly 113,000-square-foot project in Borough Park. The development will include about 10,000 square feet of commercial space and 94,000 square feet of community space, and it will stand 18 stories and 218 feet tall. The commercial space will be for ground floor retail, and the community space will be for some type of philanthropic facility, according to New York YIMBY.

6. 760 Van Siclen Avenue, Brooklyn
The New York City School Construction Authority grabbed the No. 6 spot on the list with its plans for a roughly 88,000-square-foot school in East New York. The building will stand five stories and 75 feet tall, and Marvel Architects will design it.

7. 537 Columbia Street, Brooklyn
Dov Hertz’s DH Property Holdings filed plans for a one-story warehouse in Red Hook spanning about 81,000 square feet and standing 43 feet tall. He had signed a ground lease for $280 million last May on the site, which is expected to house last-mile distribution tenants.

8. 211 East 203rd Street, The Bronx
The Bronx makes it first appearance on the list thanks to a roughly 70,000-square-foot project that the supportive housing nonprofit Housing and Services Inc. is planning for Bedford Park. The residential building would stand 13 stories tall with 108 units and go on what is currently a parking lot.

9. 200 East 20th Street, Manhattan
Glacier Global Partners filed plans last month for a 68,200-square-foot building in Gramercy. The mixed-use project would stand 19 stories and 210 feet tall with 52 apartments. It would be split between about 2,700 square feet of commercial space and 65,000 square feet of residential space. The project will likely feature condos rather than rentals.

10. 186 Remsen Street, Brooklyn
September’s list closes out with a 14-story hotel coming to Brooklyn Heights. The project will span 58,900 square feet with 37 rooms, and it will stand 185 feet tall. Upventures LLC is developing the building, and HOK is designing it.
