Bridgehampton compound with private golf course relists for $49M
Three Ponds Farm, the nearly 60-acre compound and golf course, has relisted for $49 million, significantly lower than its previous $60 million price tag, Curbed reported. Designed by renowned golf course architect Rees Jones, the 18-hole course has four shared greens and fairways along with three sets of tees. A restored milking barn at the fifth hole serves as a halfway house with a living room and bathroom. The U.S. Golf Association-rated course’s pro shop, staff suite and service buildings also date back to its days as a dairy farm. The property’s 25,000-square-foot main house, designed by architect Allan Greenberg, has eight bedrooms, 10 bathrooms, three half-bathrooms, five fireplaces and indoor-outdoor living areas. The grounds also hold a gunite pool, spa, grass tennis court and wisteria-covered pergolas. Landscape architect Edmund Hollander has built various gardens on the property, of which about 30 acres are usable for subdivision. Three Ponds Farm once sought $68 million, albeit back in 2007. Bespoke Real Estate, founded in 2014 by luxury listing experts the Vichinsky brothers, now has the listing for Three Ponds Farm, which had previously been listed with Sotheby’s International Realty. Renovated Southampton village home built in 1895 sells for $10.6M
A 123-year-old shingled 9,500-square-foot home has sold for $10.61 million, according to Curbed. The estate, built in 1895, was sold in 1997 for $2.5 million, renovated and then put back on the market in 2012 with an $18.25 million ask. The price for the property at 75 First Neck Lane kept dropping during the next few years, most recently listing in early 2018 for $12.4 million with Sotheby’s International Realty’s Pat Petrillo. The home has 10 bedrooms, 10 bathrooms, a solarium, several fireplaces, a butler’s pantry, gym, wine cellar and staff suite. Outside, there is a pool, tennis court and landscaped grounds with patios. Opponents sue to halt controversial East Quogue development
Environmentalists, civic leaders and a state assemblyman sued to overturn a Nov. 15 decision by the Southampton Town Zoning Board of Appeals that would allow a luxury development and golf course to move forward in East Quogue, Newsday reported. The plaintiffs, including a group of East End nonprofits, argued that the board’s decision violated New York’s Open Meetings Law by not allowing for debate before approving the proposal by Discovery Land Company, an Arizona-based firm controlled by real estate tycoon and George Clooney pal Mike Meldman. In the mid-November vote, the board ruled that the development’s 18-hole golf course could be considered an accessory to a residential subdivision and therefore meets current zoning rules. If completed, the development would include an 118-unit subdivision on 591 acres over an environmentally sensitive area. The project, once known as The Hills, has previously been voted down by the board, prompting Discovery Land to sue Southampton. That litigation is pending. [Newsday]
Waterfront home in Southampton has price cut to $6.5M
A newly-built waterfront home in Southampton that had been taken off the market in October is now up for sale again, but with its price slashed to nearly $6.5 million, according to Curbed. The home at 289 Noyack Road had previously been priced at almost $7 million.The 5,200-square-foot home sits on 1.2 acres and has six bedrooms, seven-and-a-half bathrooms, a floating staircase with glass railings, hardwood floors and an open floorplan. Sliding glass doors open to a deck outside with a pool. The home also has a private dock on North Sea Harbor. A 6,000-square-foot home sitting on the lip of Gardiners Bay has hit the market for $7.65 million, Curbed reported. The home at 24 Driftwood Lane in the Springs section of East Hampton was built in 1980, but then totally renovated in 2008. It has six bedrooms along with six-and-a-half bathrooms, as well as open floor plan, hardwood floors, high ceilings and floor-to-ceiling windows gazing out over Gardiners Bay. A master suite has a private terrace and an ensuite bathroom that has wall windows looking onto the body of water that separates the North and South Forks of Long Island.
