City agency to sign 140K sf lease deal with Brookfield in Downtown Brooklyn

The city’s Administration for Children’s Services plans to lease 140,000 square feet of office space in Downtown Brooklyn at Brookfield Properties’ 12 MetroTech in an effort to improve its efficiency.

The agency will ink a 20-year lease with two five-year renewal options for part of the 26th floor, along with the entire 27th, 28th and 30th floors, according to the Department of Citywide Administrative Services. The move aims to consolidate several of ACS’s different office locations in Brooklyn to help it avoid duplicating space and services.

ACS currently has six offices in Brooklyn, according to its website: 1274 Bedford Avenue in Bedford-Stuyvesant, 185 Marcy Avenue in Williamsburg, 404 Pine Street and 2554 Linden Boulevard in East New York, 345 Adams Street in Downtown Brooklyn, and 19 Grant Square in Fort Greene. It was unclear which if any of these offices ACS plans to close once it finalizes the MetroTech lease.

Brookfield Properties acquired the 1.1 million-square-foot 12 Metrotech (also known as 330 Jay Street) when it bought out Forest City Realty Trust late last year for $6.8 billion.

The deal would be the fourth largest office lease in New York so far this year if it goes through. The current top lease of the year is 527,000 square feet for NYC Health + Hospitals at 100 Pearl Street in the Financial District, followed by 300,000 square feet for Macy’s at 28-07 Jackson Avenue in Long Island City and 201,000 square feet for WeWork at 199 Water Street in the Financial District.
