Martha Stewart’s daughter, Alexis Stewart, snagged the top offer last week in Manhattan when her triplex went into contract asking $37 million.
The apartment at 165 Charles Street once housed four families on the 12th, 14th and 15th floors (there is no 13th), but the units were purchased in 2006 and 2007 for $35.5 million and combined, according to Olshan Realty’s weekly report of signed contracts for homes in the borough asking $4 million or more.
The 9,600-square-foot apartment has six bedrooms, six bathrooms, three powder rooms and four terraces that total 600 square feet. Amenities at the building include doormen, a fitness center, a screening room and a 50-foot pool. Stewart’s unit was originally put on the market in 2019 asking $53 million.
The second most expensive home to go into contract last week was unit 10/11A at 133 East 80th Street, with an asking price just under $14 million. The co-op duplex was put on the market last March for $16.75 million, then re-listed in late February with a $2.75 million discount.
The unit has five bedrooms, five bathrooms and two powder rooms. The downstairs has a living room and library, both with fireplaces, and a formal dining room, eat-in kitchen and staff room. The bedrooms are upstairs.
The sellers bought the unit in 2012 for $10.2 million and made extensive renovations. The co-op board allows 50 percent financing.
Of the 36 contracts signed last week in the Manhattan luxury market, 25 were for condo units, eight were for co-ops, two were for townhouses and one was for a condop. The asking prices were a combined $269 million. The average asking price was $7.5 million and the median was $5.9 million. The average discount was 15 percent and the typical home spent 691 days on the market.
