A couple of oddball leases sneaked onto the list of September’s biggest office leases in the five boroughs, joining the usual smattering of deals by tech startups, trading firms and insurance brokerages.
The outliers included an HVAC design collective and a training facility for correction officers. Read on to find out just where they landed on the list.
1) Tower Research Capital | 120 Broadway | Financial District | 122K sf
The trading firm inked a 15-year lease, consolidating two city offices into one new location. A three-member Cushman & Wakefield team including Luke Raimondo and Mark Weiss represented the tenant while Joseph Artusa and Harlan Strader of Silverstein Properties represented the landlord in house, alongside a three-member Newmark team including Scott Klau and Brian Waterman.
2) Ramp | 28 West 23rd Street | Flatiron | 66K sf
The fintech startup signed a new sublease at the Williams Equities-owned building. Michael Mathias and Richard Johns of Cushman & Wakefield represented the tenant while a four-member Colliers team including Mac and Andrew Roos represented the represented ownership in the five-year extension with Ramp following the expiration of the sublease, which had been with Microsoft.
3) NYC Department of Correction | 66-26 Metropolitan Avenue | Glendale | 38K sf
The city renewed its 10-year lease for a training facility in Glendale, Queens. The building’s landlord is Garden City-based Rentar Development.
4) Howden Tiger | 1350 Sixth Avenue | Plaza District | 32K sf
The insurance broker renewed and expanded its lease by 10 years and more than 18,000 square feet. Leo Paytas of Newmark represented the tenant while Howard Tenenbaum and Gary Rosen of SL Green Realty represented the landlord in house.
5) Lacoste | 136 Madison Avenue | Garment District | 18.4K sf
The fashion brand inked a 10-year lease, moving its city headquarters south from 551 Madison Avenue. A three-member CBRE team including Eric Deutsch and Jared Freede represented the tenant while a four-member Colliers team including Mac and Andrew Roos represented the landlord, Williams Equities.
6) Canvas Worldwide | 75 Varick Street | Soho | 18.1K sf
The communications agency renewed its seven-year lease. Nick Farmakis of Savills represented the tenant while a five-member Newmark team including David Falk and Peter Shimkin represented the landlord, Hudson Square Properties.
7) Ambient Enterprises | 498 Seventh Avenue | Garment District | 17K sf
The HVAC design collective inked a lease. A four-member Savills team including Christopher Foerch and Roi Shleifer represented the tenant while Andrew Conrad and Matt Coudert of George Comfort & Sons represented the landlord in house.
8) Pilot Fiber NY | 1 World Trade Center | Financial District | 12.5K sf
The internet service provider signed a lease. Michael Thomas and Taylor Bell of Colliers represented the tenant while the landlords — the Durst Organization and the Port Authority of New York and New Jersey — were represented in-house by Eric Engelhardt and Karen Rose of Durst, alongside a five-member Newmark team including David Falk and Peter Shimkin.
9) 32 Degrees | 1410 Broadway | Garment District | 12.4K sf
The clothing company expanded its lease. A four-member Colliers team including Rick Doolittle and JP Howard represented both the tenant and the landlord, LH Charney Associates.
10) Genius Sports | 825 Third Avenue | Midtown East | 12K sf
The sports data company signed a lease. Joshua Berg and A.J. Dorn of Newmark represented the tenant while a four-member Durst Organization team including Tom Bow and Ashlea Aaron represented the landlord in house.
