A Brooklyn Heights duplex, previously rented by Ed Sheeran, is once again seeking a top-dollar price.
The fully-furnished apartment at Toll Brothers’ Pierhouse hit the market last week asking $38,000 a month, according to a listing on Compass’ website. Unit S405 last rented for that price in March, when a New York-based athlete signed the lease, a source familiar with the agreement told The Real Deal.
It’s a hefty price tag for a Brooklyn abode, though it won’t be the borough’s priciest rental to hit the books so far this year. TRD reported last week that Brooklyn Nets guard Dennis Schröder is shelling out $40,000 a month for a sprawling townhouse in Red Hook, with the option to buy it.
Ed Sheeran leased the apartment at 130 Furman Street last year for $36,000 a month, making it the priciest rental in the borough in 2023. The rental deal with the 33-year-old British musician ended earlier this year, after the pad returned to the market in January. An unknown buyer paid $6 million for the duplex back in 2018.
The unit spans 3,200 square feet and has three bedrooms and four bathrooms. It also features a private rooftop with views of Manhattan across the East River,
Sarah Williams with Societe Real Estate, who also previously represented the rental listing, said the home was popular with tenants who were also looking for rental spots in Tribeca. Though the asking price is steep, she said a unit of similar size, views and outdoor space in the downtown Manhattan neighborhood would likely ask closer to $58,000 a month.
“It is kind of a bargain for what it’s offering,” Williams said.
Among apartments available for rent in Tribeca is a four-bedroom penthouse at 39 Lispenard Street asking $50,000 a month, and a 3,000-square-foot unit at 56 Leonard Street asking $41,000 a month. The priciest is a 4,600-square-foot penthouse at 15 Leonard Street asking $80,000 a month.
Across the river, few homes are on the market asking for monthly rental prices for $20,000 or more. The priciest is a six-bedroom mansion near Prospect Park — with roughly double the square footage of the Dumbo condo — asking $35,000 a month. A two-bedroom condo at 185 Plymouth Street in Dumbo is asking $20,000.
Pierhouse — a two-building project by Toll Brothers City Living and Starwood Capital Group — has attracted other celebrities since sales launched in 2014. Last year, rapper Kendrick Lamar paid $8.6 million for a duplex at the waterfront development.
Amenities at the building near Brooklyn Bridge Park include access to services at the 1 Hotel, two fitness centers, 24-hour attended lobby and garage with valet parking.
