🏆Residential: The top residential deal recorded was for a townhouse in the Upper West Side. The five-bedroom, more than 5,000-square-foot renovated home at 256 West 75th Street traded hands for $8.1 million. The sellers were two shell companies linked to Dmitriy Bronfman, a doctor, and Broadway Realty’s Elliot Bogod that bought the home in 2019 for $3.7 million. The buyer was Journeyz Ahead LLC. The sellers put the property on the market in September for just under $10 million. Compass’ Avi Alkotzer and Mitar Prentic had the listing.
🏆Commercial: The top commercial deal recorded was for a two-family Chelsea carriage house. The 9,000-square-foot, 25-foot-wide property at 313 West 20th Street sold for $10.6 million. The seller, Jam & Members LLC, bought the site in 2023 for $10.7 million. It has a four-bedroom owner’s residence and a two-bedroom rental apartment. The new owners are Gregory Carteron and Michelle Carteron-Kelban, a real estate attorney. The duplex was listed last year with Compass agents Vickey Barron, Pacey Barron and Larissa Petrovic for $12.5 million.
📊Residential: Investor Charles De Lardemelle parted with a condominium at 455 Central Park West — a castle built for John Jacob Astor in the late 1800s and converted into condominiums in 2005. The price tag was $7.8 million, paid by Otello LLC, affiliated with Hildred Capital Partners’ David Solomon. That’s more than $2 million over the price paid by De Lardemelle for the Manhattan Valley unit in 2010. De Lardemelle first listed the 4,400-square-foot unit for sale in April 2024 for $10.5 million. Serhant’s Talia McKinney and Andrew De Luca represented the seller.
📊Residential: In the Flatiron District, a nearly 2,500-square-foot condo at 45 East 22nd Street sold for $7.1 million. The sellers were Christopher and Jane Kubasik. He is CEO of L3Harris Technologies, which develops and manufactures advanced defense and commercial technologies, and she is founder of the nonprofit 114th Partnership, which works to motivate students to explore STEM careers. The buyer was The Grassi Family Trust, whose trustee is John Grassi, CEO of Spear Street Capital. The unit hit the market in 2020 but was removed in 2021. Brown Harris Stevens’ Mary Fitzgibbons had the listing.
📊Residential: Patrick Lo scooped up a condo at 180 East 88th Street in Carnegie Hill for just over $7 million, slightly over its asking price but below its 2021 trade price of $7.5 million. The seller was a trust, with Jarel Portman and Traylor Howard, an actress who has appeared on the long-running television show “Monk”, as trustees. The unit spans about 2,400 square feet, pricing the deal at about $2,900 per square foot. The unit hit the market in October with Corcoran’s Leighton Candler and Jennifer Reardon.
📊Residential: A sponsor unit at luxury development 138 East 50th Street, The Centrale in Turtle Bay, sold for $6.6 million — about 8 percent below ask — to Roosevelt Road Opportunities Fund, LLC. Ceruzzi Properties and SMI USA developed the building, which has 124 units and stands 71 stories tall. The unit measures about 2,800 square feet, pricing the deal at approximately $2,400 per square foot. Douglas Elliman’s Bertrand Buchin and Joan Swift had the listing.
📊Residential: Jane Dodd offloaded a condo at 35 West 23rd Street in the Flatiron District. Buyer Crashpad Holdings LLC paid the asking price — just under $5.5 million — for the 3,400-square-foot, three-bedroom pad. Corcoran’s Tony Testa and Emily Stein represented the seller, who listed the property in September after owning it for about a decade.
