Chelsea Piers Fitness inks NYC’s biggest retail deal in May

Fitness chain led month's 10 top deals with 76K sf in Seaport

April showers brought May retail deals to New York City. 

The largest retail leases signed last month include fitness, fashion and offbeat collectibles chains scooping up significant space in the five boroughs.

1) Chelsea Piers Fitness | 250 Water Street | Seaport | 76,000 sf

The gym has preleased a large new space in the Seaport development, owned by Tavros.

2) Marshalls | 850 3rd Avenue | Sunset Park | 31,500 sf

The retailer signed a new 10-year lease in the Sunset Park building, fully leasing the retail space of the building. Esther Bukai of Ripco Real Estate represented the tenant, while Lee Block and Jeff Winick of RTL represented the landlords, Madison Capital and Salmar Properties.

3) House of Spells | 234 West 42nd Street | Times Square | 20,000 sf

The fantasy collectibles brand inked a new 10-year lease in the Times Square building, its first location in the U.S. Alan Schmerzler, Diana Boutross and Ian Lerner of Cushman & Wakefield represented the landlords, Brookfield Properties and Madison International Realty.

4) Stout NYC | 373 Park Avenue South | Flatiron | 13,900 sf

The Irish pub, which has been a presence in Manhattan for two decades, signed a new lease in the Flatiron building. Henry Rossignol of CBRE represented the tenant, while Steven Marvin and Jonathan Bock of Olmstead Properties represented the landlords, Olmstead Properties and Vertex, alongside Ariel Schuster, Michael Paster and Jenna Kestan of Newmark.

5) coach | 645 Fifth Avenue | Plaza District | 13,200 sf

The fashion house inked a new lease in the Plaza District building. Mike O’Neill, Taylor Reynolds and Jason Greenstone of Cushman & Wakefield represented the tenant, while Brittany Bragg of Crown Retail Services represented the landlords, OMERS Administration Corporation and Crown Acquisitions.

6) Edikted | 597 Fifth Avenue | Plaza District | 12,900 sf

The fashion brand inked a new lease in the Plaza District building. Dan Harroch of DH Real Estate Advisors represented the tenant. The building’s landlord is Aurora Capital.

7) Sea Fire Grill | 216 East 49th Street | Midtown East | 12,000 sf

The restaurant signed a new lease in the Midtown East building, owned by Shaban Sinanaj.

8) Barnes & Noble | 181 Avenue A | East Village | 11,300 sf

The bookstore chain signed a new lease in the East Village building. Ariel Schuster, Jackie Totolo and Michael Paster of Newmark represented the tenant, while Jason Pennington and Ben Weiner of Ripco Real Estate represented the landlord, Steiner NYC.

9) Cozey | 160 Fifth Avenue | Flatiron | 10,100 sf

The furniture retailer inked a new lease in the Flatiron building. Matthew Schuss of JLL represented the tenant, while a 5-member Retail by MONA team including Brandon L. Singer and Virginia Pittarelli represented the landlord, RFR Holdings.

10) Garage | 160 Fifth Avenue | Flatiron | 9,000 sf

The fashion retailer inked a new lease in the Flatiron building. Michael Paster of Newmark represented the tenant, while a 5-member Retail by MONA team including Brandon L. Singer and Virginia Pittarelli represented the landlord, RFR Holdings.
