Urban Edge Properties received approval to build an apartment complex in Paramus, which will replace part of a shopping center.
The Paramus Planning Board approved the firm’s 456-unit plan for Bergen Town Center, NorthJersey.com reported. The project, which includes ground-floor retail, received unanimous consent from the board.
Urban Edge will demolish a building on the property’s east side, which contains Kirkland’s, Red Robin and Recreational Equipment. In its place, the developer will build two mixed-use buildings. A construction timeline has not been released.
There will be 182 units in the first building and 274 in the second. Most of the units will be either one- or two-bedrooms, with some studios and three-bedrooms mixed in.
About 15 percent of the units will be designated as affordable. The complex will have two parking garages with a combined 825 spaces. Building amenities will include an outdoor courtyard, pool, game room, lounge, work stations, fitness center and dog play area.
Not all residents in the borough of Maywood are thrilled about the development. Complaints, which are common from single-family homeowners about an apartment building of this size, were registered with the planning board about traffic, construction and quality of life impacts.
To that end, Urban Edge is enacting a buffer plan to separate a nearby residential area from the development. The division will include a canopy with fully grown evergreen trees and two enclosed fences on the west side of the buffer zone, restricting access from that side.
Paramus residents are set to see more of this kind of redevelopment. Unibail-Rodamco-Westfield is working on a partial conversion of the Garden State Plaza, one of the nation’s most valuable malls.
Urban Edge has been eyeing “de-malling” opportunities since early in the pandemic. Other tri-state properties up for repositioning include the Yonkers Gateway Center in New York’s Westchester County and the Hudson Mall in Jersey City.
