The nation’s most prolific single-family home salesman, Caballero sells thousands of homes each year from his suburban Dallas office. After a series of ventures, including an apartment finding service in the 1960s, Caballero launched HomesUSA.com in 2007 to bridge the gap between builders and the Multiple Listing Service, allowing him to capitalize on selling newly built homes.

 

It’s a winning business model on its own, but it helps to be in one of the country’s hottest homebuilding markets. After settling in Dallas almost by accident — his car broke down on a trip from Oklahoma City — Caballero has seen North Texas grow at an almost unequaled clip, giving rise to the nation’s biggest homebuilder, D.R. Horton, and over 100,000 new single-family units each year since 2014. During downturns, such as the supply glut that surfaced after the rush of 2021 and early 2022, Caballero’s model benefited even while homebuilders struggled, since builders don’t have the option to delist their product and wait for more favorable conditions.

 

In 2024, when NAR began requiring agents to negotiate commissions in writing before showing homes, Caballero predicted widespread violations à la “Prohibition.” On the other hand, he criticized copycat lawsuits against the NAR that year for threatening to bankrupt the association and plunge the industry into disorder.

 

Caballero has set multiple Guinness World Records for the most home sale transactions through the Multiple Listing Service by a sell-side agent. He sells about 6,000 homes a year, which works out to about 16 sales daily.
